Project Manager - Commercial & Industrial ConstructionA well-established, privately held construction and development firm in the Metro Detroit area is seeking an experienced Project Manager to lead commercial and industrial construction projects from preconstruction through final completion. This is an opportunity to join a respected organization with a strong track record of delivering complex projects for repeat clients across industrial, manufacturing, office, retail, healthcare, senior living, and other commercial sectors.ResponsibilitiesManage projects from preconstruction, budgeting, and buyout through construction, closeout, and turnover.Serve as the primary point of contact for owners, architects, engineers, consultants, subcontractors, and internal project teams.Develop and maintain project schedules, budgets, procurement plans, and overall execution strategies.Review plans, specifications, scopes of work, and contract documents to identify potential issues and opportunities before and during construction.Lead subcontractor procurement, bid leveling, scope review, contract negotiations, and buyout activities.Manage project financials, including cost tracking, commitments, change orders, pay applications, forecasts, and monthly reporting.Coordinate RFIs, submittals, change orders, ASIs, design revisions, and other project documentation.Work closely with Superintendents to coordinate field operations, sequencing, manpower, logistics, quality control, and safety.Conduct regular project meetings with owners, design teams, subcontractors, and internal stakeholders.Identify project risks and develop proactive solutions to keep projects on schedule and within budget.Review subcontractor performance and ensure work is progressing in accordance with contract requirements, schedule, quality expectations, and safety standards.Assist with client development and maintain strong relationships with repeat owners and project partners.Lead project closeout activities, including punch lists, commissioning, turnover, warranties, and final documentation.Qualifications5+ years of construction Project Management experience with a general contractor.Experience managing commercial, industrial, manufacturing, distribution, or other large-scale construction projects.Strong understanding of construction processes, scheduling, estimating, contracts, and project financial management.Ability to effectively manage multiple stakeholders and maintain strong owner and subcontractor relationships.Strong communication, organizational, negotiation, and problem-solving skills.Proficiency with construction project management and scheduling software.Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.Ideal CandidateThe ideal candidate is a hands-on Project Manager who understands both the financial and operational sides of construction, can confidently manage owners and subcontractors, and takes ownership of projects from preconstruction through completion.
