    Commercial Maintenance Manager

    Job Description Summary

    The Maintenance Supervisor is a hands-on leader responsible for overseeing the daily maintenance operations of a higher education campus. This position works alongside maintenance staff to troubleshoot, repair, and maintain building systems while providing direct supervision, training, and coaching to a team of technicians. The ideal candidate is a strong mechanical and HVAC professional who leads by example, actively participates in field work, and promotes quality workmanship, employee development, and customer service excellence.

    This role requires balancing preventive maintenance, corrective repairs, and operational priorities while ensuring campus facilities remain safe, functional, and well-maintained. The Maintenance Supervisor will utilize both in-house staff and contracted services as necessary to address maintenance needs and support campus operations.

    Job Description

    Schedule: Monday-Friday (Plus one Saturday per month).

    Essential Duties and Responsibilities:

    • Supervise and participate in daily maintenance operations.
    • Assign, prioritize, and monitor work orders through the CMMS.
    • Troubleshoot and repair HVAC, mechanical, electrical, and plumbing systems.
    • Lead preventive maintenance activities and equipment inspections.
    • Train, coach, and develop maintenance staff to improve technical skills and work quality.
    • Ensure work is completed safely, efficiently, and to quality standards.
    • Coordinate maintenance projects, repairs, and contractor activities.
    • Support the operation of HVAC, BAS, boilers, pumps, motors, and other building systems.
    • Respond to urgent maintenance issues and emergency situations as needed.
    • Maintain accurate maintenance records and reports.
    • Perform other duties as assigned.

    Qualifications:

    • High school diploma or equivalent required; technical training, associate degree, HVAC license, or related certification preferred.
    • 5+ years of maintenance experience in commercial, industrial, institutional, healthcare, or higher education facilities.
    • 3+ years of supervisory or lead maintenance experience, including developing and mentoring maintenance staff.
    • Strong hands-on HVAC and mechanical experience, including troubleshooting and repair of chillers, boilers, pumps, motors, three-phase electrical systems, and plumbing systems.
    • Experience using CMMS software and Microsoft Office applications.
    • Experience managing contractors and vendors.
    • Strong organizational, time management, problem-solving, and multitasking skills with the ability to manage competing priorities in a fast-paced environment.
    • Demonstrated commitment to safety, quality workmanship, and customer service.
    • Ability to work non-standard hours and participate in an on-call rotation.

    The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


    The company will not pay less than minimum wage for this role.


    The compensation for the position is: $ 76,500.00 - $90,000.00
