    Description

    Commercial Drywall Project Manager

    Location: Kissimmee, FL

    Position Summary

    The Commercial Drywall Project Manager will be responsible for the planning, coordination, financial management, and successful execution of commercial drywall and interior systems projects.

    This position will work closely with customers, general contractors, field leadership, subcontractors, suppliers, and internal operations teams to ensure projects are completed safely, on schedule, within budget, and to established quality standards.

    The ideal candidate will bring strong commercial drywall project management experience with knowledge of drywall, metal framing, ceilings, interior systems, estimating, scheduling, subcontractor coordination, and job cost management. EIFS, Stucco and Rain Screens a plus!!!

    Key Responsibilities

    Project Inception and Procurement

    • Order materials, prepare purchase orders, track deliveries, and maintain appropriate material inventory

    • Obtain required product data, submittals, safety data sheets, and other project documentation

    • Review contracts, plans, shop drawings, specifications, project schedules, and scope requirements

    • Develop project action plans, schedules, budgets, and job cost goals

    • Verify project estimates and quantities to establish an accurate working budget based on actual construction methods and anticipated production rates

    • Obtain and verify material pricing

    • Prepare and execute subcontracts, purchase agreements, and purchase orders

    • Generate and track submittals, RFIs, and other project documentation through completion

    • Coordinate project kickoff and job start meetings with the project team

    • Communicate project scope, schedule, goals, and execution plans to field and office personnel

    • Coordinate mobilization, temporary facilities, utilities, and project file setup

    Project Coordination and Execution

    • Review and coordinate the General Contractor’s project schedule

    • Confirm appropriate durations, sequencing, manpower requirements, and project milestones

    • Prepare and maintain project schedules using approved scheduling tools

    • Coordinate safety planning with the Safety Manager and field leadership

    • Keep operations leadership, field supervision, and project stakeholders informed regarding project status, potential issues, delays, and action plans

    • Prepare regular project status updates for the General Contractor when required

    • Coordinate field activities with Superintendents, Foremen, subcontractors, suppliers, and other trades

    • Proactively identify scheduling, material, manpower, or coordination issues and develop solutions before they impact the project

    Field Production

    • Procure required equipment, tools, and materials

    • Coordinate with field leadership to maintain accountability for tools and equipment

    • Ensure material deliveries support the construction schedule and field production requirements

    • Monitor manpower, materials, means, methods, and production rates

    • Work with field supervision to maximize productivity while maintaining quality and safety standards

    • Monitor installation of drywall, metal framing, ceilings, and related interior systems to ensure compliance with plans, specifications, and quality standards

    Financial Management

    • Set up projects with Administration and review contract provisions for potential risk

    • Prepare project budgets and submit for management approval

    • Manage project billing, expenses, cash flow, and financial performance throughout the duration of the project

    • Prepare and price extra work authorizations and scope changes

    • Submit change orders and follow through until executed

    • Review job cost reports weekly for accuracy

    • Identify and correct cost, production, or reporting issues

    • Maintain alignment between contract value, budget, percentage of completion, and projected cost at completion

    • Prepare schedules of values and billing requisitions in coordination with Administration and Management

    • Maximize gross profit margins, timely billing, and collections

    • Review and approve supplier and subcontractor payment requests

    • Maintain accurate records of purchase order commitments, subcontract agreements, equipment costs, and field changes

    Customer Relations

    • Meet with customers and General Contractors as required

    • Communicate project status and resolve issues promptly and professionally

    • Manage each project with a high level of attention and respect for the customer’s requirements

    • Maintain strong relationships with existing customers, prior customers, suppliers, and industry partners

    • Represent the company professionally in the marketplace

    • Support business development by identifying opportunities for additional work and maintaining strong client relationships

    Qualifications

    Education

    High school diploma required.

    College degree in Construction Management, Engineering, Business, or a related field is preferred.

    Experience

    • 3 or more years of relevant construction project management experience

    • Commercial drywall subcontractor experience strongly preferred

    • Experience with drywall, metal framing, ceilings, and interior systems highly desirable

    • Experience managing commercial construction projects from startup through completion

    • Knowledge of estimating, scheduling, purchasing, job costing, change orders, billing, and subcontractor coordination

    Skills

    • Strong analytical and problem solving ability

    • Ability to manage multiple projects and priorities simultaneously

    • Ability to work effectively in a fast paced environment

    • Strong understanding of commercial construction sequencing and field operations

    Communication

    • Strong written and verbal communication skills

    • Ability to communicate effectively with customers, General Contractors, vendors, subcontractors, field personnel, and company leadership

    • Professional, solutions focused approach to customer and project issues

    Technology

    • Proficiency with Microsoft Office, including Word, Excel, Outlook, and related applications

    • Experience with Bluebeam preferred

    • Experience with QuickBid and On Screen Takeoff preferred

    • CAD experience is a plus

    • Experience with construction project management software is preferred

    Ideal Candidate
