Your Responsibilities
As a Commercial Business Manager -Estimator, you will be responsible for finding and building trusted customer relationships, completing project estimates, quotes, bids and proposals. You will be responsible for ensuring all bid requirements and contract terms are accounted for in your bid docs and participate in assisting our Project Management team.
Manage customer service from sale to completion, including project management as needed.
Identify prospective customers and proactively engage with leads to drive sales.
Proactively sell your proposals via traditional account management techniques including structured follow up, value engineering suggestions and strategic proposal formatting.
Offer comprehensive product expertise to current and potential customers.
Meet division expectations for the number of proposals and closing sales ratios.
Monitor market conditions, product innovations, and competitor's products.
Conduct sales calls, provide proposals, generate leads and manage accounts efficiently.
Participate in bidding, pre-construction services, budgeting, and project planning, recognize on-site issues; review estimates, manage contracts, support production and field installers, and handle change orders and competitor analysis.
Any other duty, task, or responsibilities as assigned.

Your Qualifications
Minimum of 18 years of age.
If operating a Company Vehicle, a valid driver's license will be required.
3-5 years of experience in Sales, Estimating, or Project Management in the construction industry.
Proficient use of On-Screen Takeoff Software and/or Quick Bid Software & MS Office (Excel, Word, Outlook, Teams).
Preferred - experience in Trades: Framing & Sheathing, Insulation, Firestopping, Fireproofing, Waterproofing, AVB, Waterproofing, Expansion Joints, Sealants, etc.
Preferred - Bachelor's Degree and/or equivalent years of experience.
Preferred- Bilingual in English/Spanish.
Location
Hybrid remote with more in-office time initially to ensure proper onboarding & training
Flexible remote pending experience, book of business and other factors.
Localized travel to visit customers and jobsites.

Your Responsibilities
A Commercial Business Manager is responsible for creating and managing profitable business growth and understands, recommends, and sells products, materials and services on commercial projects that include products such as, but not limited to fiber board, batt insulation, air barriers, curtain walls, edge of slabs, expansion joints, spray foam, firestopping and fireproofing. Responsible for finding and building trusted customer relationships, creating, and delivering project estimates, quotes, bids, proposals and contracts, and project managing contracts to ensure that profitable results are achieved.
Business Growth
Responsible for profitable business growth (overall performance and development of assigned and newly developed accounts). Measured by interpreting results against budgets and KPIs.
Develop new business opportunities through referrals, cold calls, and lead generation by analyzing data, utilizing building permits and available "LEAD" application. Measured by # of new bids.
Monitor market conditions, product innovations and competitors' products. Measured by the ability to articulate who the competitors are, where they play in the market, what they are selling and how we are competing with them.
Create trusted relationships with new and existing clients and develop strong internal company relationships to ensure everyone is working towards the same budget(s) and goals. Measured by repeat customer business along with shared projects/commissions(?) and customer follow-up surveys, as applicable.
Develop and execute a comprehensive monthly sales plan to service and expand our business with our existing as well as our new customers. Measured by monthly/quarterly/yearly outcomes as well as weekly bid log reviews.
Manage the customer experience from sales through completion. Measured by Customer Feedback
Meet division expectations for number of proposals and closing sales ratios. Measured by results vs. target/budget
Profitability - Project Planning & Management (Responsible for overall contract negotiation and project planning and management).
Contract Negotiation/Project Planning
Responsible for understanding the scope of the project and pricing of material & labor to create customer estimates, quotes, bids, proposals and final contracts that generate profit for the company. Measured by budget vs. actual
Accountable for learning and using OST and following peer review/manager process. Mistakes in quantity takeoffs immediately and negatively impact project costs, both in material amounts and durations; next to that, misunderstanding the project's scope of work can lead to missed or overestimated work. All estimates over X amount must be peer reviewed. Estimates over X amount must be manager reviewed. Measured by profitability of contract.
Create and present proposals to customers that are a hybrid of estimates, quotes, and bids combined into a comprehensive professionally presented package. Measured by accuracy and completeness of proposals that create profitable business growth.
Ability to confidently present yourself and your competitive advantage when communicating your proposal. Measured by branch manager observations of delivery of customer presentations and customer feedback, as applicable.
Ensure that No Work is performed without a fully executed Work Agreement in place or a fully executed Customer Contract being returned to the Branch Service Center Contract team.
Project Management
Project management responsibilities include proactively communicating and managing relationships, working with general contractor and other trades for appropriate sequencing of the scope of work; performing site visits, preparing schedule of values for revenue recognition, monthly requisitions for invoicing, and meeting production milestones to achieve project budget objectives. Generate change orders as needed. If issues arise, work to resolve the problem as quickly as possible not to affect the schedule. Measured by KPIs
Communicate company safety program to customers at the inception of contact or sale by inspecting job sites to identify any safety concerns. Monitor local and federal regulations. Measured by number of controllable safety incidents
Set up cadence of touch points with customer and internal team to review project. Measured by whether or not project review meetings occurred.
Ensure that stakeholders adhere to, understand contractual obligations, and determine when processes violate regulations. Measured by # of contract violations
Perform regular site visits to assess risks and make recommendations based on analysis of all factors affecting a business situation.
Assist production, field installers in managing project budget.
Oversee expenses and revenue to create financial returns and business growth.

Sales, Estimating, Project Management work experienced needed (3-5 years).
Strong Mathematics skills in order to manage project expenses and revenue.
Working knowledge of Collective Bargaining Agreements and Prevailing Wage contracts.
Proficient use On-Screen Takeoff Software & Quick Bid Software & MS Office (Excel, Word, Outlook, Teams).
Obtain applicable certifications/licenses as required.
Bilingual - English/Spanish preferred
Education
Preferred but not required bachelor's degree and/or equivalent years of experience.
Course of study: Construction Management or Business Management.
