We are hiring a Community Manager to support Summerwood in Redmond, WA! Our Community Manageris responsible forthe overall day-to-day operations, financial performance, regulatory compliance, resident satisfaction, and physical condition of Summerwood Apartments, an affordable housing communitylocatedin Redmond, Washington. This position provides direct supervision and leadership to onsite staff, including the Compliance Specialist, Maintenance Supervisor, Maintenance Technician, and Porter, while ensuring the communityoperatesefficiently andin accordance withall affordable housing program requirements.
Our Community Manager:
Managesthe day-to-day operations of the assigned community, including leasing, rent collection, resident communication, affordable housing compliance, maintenance coordination, office administration, coordination with condominium association,and supervision of property team(includes maintenance supervisor, maintenance technician, porter, and a compliance specialist).
Monitorsoccupancy levels, leasing performance, resident retention, and overall community performance.
Ensurestimelycompletion of resident move-ins, move-outs, annual recertifications, inspections, and lease renewals.
Respondsto resident concerns and resolve issues professionally and promptly.
Maintainspositive relationships with residents, vendors, contractors, and agency representatives.
Coordinatesandpreparesforagency audits and inspections, taking lead on preparing the community for stakeholder visits.
Providesleadership, coaching, training, and performance management to onsite staff.
Enforceeaseterms, community rules, and policies in a fair, consistent, and professional manner.
Conductsregular team meetings andpromotea collaborative work environment.
Establishesperformance expectations andholdteam members accountable for achieving goals and standards.
Participatesin recruiting, interviewing, onboarding, and staff development activities.
Respondsto resident inquiries, complaints, and concerns promptly and professionally ensuring communications are clear, consistent,factualand appropriately documented. Escalate serious grievances, legalmattersor safety issues promptly to the RegionalCommunityManager.
CoordinateswithCIRC’sresident servicesteamasappropriate tosupport resident stability and successful tenancy.

Performsother duties as assigned.
What you need to succeed:
Minimuma consecutive2+ years ofrecentexperience in affordable housing operations which wascomprisedof LIHTC and HUD compliance requirements (similar experience may be considered)
PriorCommunity Manager, Assistant Community Manager, Leasing, Compliance, or property operations experiencerequired.
Experience leading or guiding a small on-site management team.
Experience with property management software platforms such as MRI, Yardi, Boston Post, or similar systems preferred.
