    JOB SUMMARY

    The Capital Budget Specialist supports the funding and tracking of construction and capital projects. This role manages job funding, budget revisions, purchase orders, and related project activities while working closely with Project Managers and cross-functional teams.

    The Capital Budget Specialist ensures requests are accurate, properly documented, appropriately approved, and completed in a timely manner. This position verifies that required approvals are obtained and established company procedures and internal controls are followed. The role requires strong attention to detail, analytical skills, sound judgment, and the ability to manage multiple priorities. Reports to the Capital Accounting Manager.

    KEY RESPONSIBILITIES

    • Review and process new job funding, budget revisions, and purchase order requests.
    • Address budget and category issues through budget analysis.
    • Verify requests have the appropriate supporting documentation and approvals.
    • Ensure project information and supporting documentation are accurate and up to date.
    • Complete assigned requests within established turnaround times.
    • Communicate effectively and professionally with Project Managers and cross-functional teams to address questions, clarify requirements, resolve discrepancies, and communicate required updates.
    • Assist with project updates and job closeout activities.
    • Follow established policies, procedures, approval requirements, and internal controls.
    • Contribute to reporting and process improvements.
    • Participate in team initiatives and special projects as needed.

    MINIMUM REQUIREMENTS

    • Bachelor's degree in Accounting, Business Administration, or a related field is typically required. Relevant certifications or advanced degrees are a plus.
    • Minimum 1-2 years of experience in budgeting, accounting, business administration, capital projects, or a related field.
    • Experience in the real estate industry, particularly in capital projects, construction, or property management, is preferred. Experience in healthcare or senior living is a plus.
    • Experience with Yardi and Smartsheet is a plus.
    • Excellent attention to detail and accuracy.
    • Ability to quickly learn, adapt to, and follow new processes, procedures, and information in a changing environment.
    • Ability to manage multiple priorities and meet deadlines in a high-volume environment.
    • Strong written and verbal communication skills.
    • Ability to work independently and collaboratively with cross-functional teams.
    • Strong organizational skills, with the ability to follow established processes and maintain accurate documentation.
    • Ability to make decisions on minor issues in accordance with company policy.
    • Advanced proficiency in Microsoft Excel, including experience working with data and reports.
    • Proficiency with Microsoft Office applications, including Outlook, Excel, Word, and PowerPoint; Adobe experience is a plus.
