Client:
We’re partnering with a Bergen County-based design/build studio that specializes exclusively in workplace interiors, delivering turnkey commercial solutions from concept to completion. Their integrated approach brings together architecture, construction, custom millwork, and furniture procurement all under one roof.

Description:
Our client continues to expand its presence in New York City and is looking for a Business Development Manager who knows how to create momentum in the market and turn relationships into active work.

This is a true front-end business development role. You are not waiting on deals — you are finding them early, helping shape them, and bringing the right people into the room before project direction is fully established.

The ideal candidate is highly connected within the NYC commercial real estate community and understands how to identify opportunities before they formally hit the market.

What This Role Looks Like:
Your time will largely be spent in the field building relationships and creating visibility throughout the market. This includes networking with brokers, direct outreach to tenants, and exposure to landlords and ownership groups. The goal is to position the firm as a solution early — often before a project formally exists.

You will be identifying movement across portfolios, tracking lease timelines, and staying close to the people who control information. When opportunities begin to form, you are already involved.

Core Focus:

  • Build and expand relationships across the NYC commercial real estate community
  • Stay connected with brokerage teams, tenant decision-makers, and ownership groups
  • Track early indicators tied to relocations, renewals, and expansions
  • Create a steady flow of qualified opportunities within the 10K–100K SF corporate interiors market
  • Bring internal design and construction teams into conversations early to help influence direction and budget
  • Represent an integrated design/build platform built around execution, efficiency, and cost certainty

Day-to-Day Reality:

  • Direct outreach is a major part of the role — calls, meetings, networking, and in-person touchpoints drive results
  • You are expected to open doors, not wait for them
  • You will work closely with internal design and construction teams to align on project approach and strategy
  • Relationship-building and business generation are central to the role

  • You have direct access to brokers, tenants, landlords, or ownership contacts
  • You understand how deals move from early conversations to signed projects
