Job Summary/Basic Function
About the position:
The HVAC supervisor provides leadership, technical oversight, planning, coordination, and management of the University's HVAC, refrigeration, and mechanical systems maintenance program. As a working supervisor, this position ensures reliability, efficiency, safety, and regulatory compliance of mechanical systems supporting academic, residential, administrative, athletic, and support facilities.
This position combines advanced technical expertise with strong supervisory, project management, customer service, and decision-making abilities. The supervisor directs daily HVAC Shop operations, manages personnel, coordinates contractors, develops work plans and budgets, implements preventative maintenance programs, and supports capital improvement initiatives. The position exercises significant independent judgment and is expected to proactively identify operational issues, recommend practical and cost-effective solutions, implement corrective actions, and advise Facilities Management leadership on equipment reliability, deferred maintenance, energy conservation, regulatory compliance, infrastructure renewal, and long-term asset management.

Duties and Responsibilities
Leadership and Supervisory Responsibilities:
Technical and Practical Work Performance Responsibilities:
Leads the maintenance, repair, replacement, operation, and optimization of a diverse portfolio of mechanical systems including:
Central heating and cooling systems
Boilers, chillers, and cooling towers
Building Automation Systems (BAS) (monitor, use and optimize)
Air handling units and ventilation systems
Refrigeration systems
Variable Refrigerant Flow (VRF) systems
Laboratory and specialty HVAC equipment
Pumps, motors, heat exchangers, controls, VFDs, and associated mechanical infrastructure
Diagnose and resolve complex mechanical and control system issues.
Analyze equipment performance trends and implement corrective actions to improve system reliability, efficiency, and occupant comfort.
Evaluate HVAC and refrigeration equipment condition and life expectancy and develop recommendations for repair, replacement, or capital renewal projects.
Develop and implement HVAC installation, maintenance, repair, renovation, and energy conservation projects; estimate labor, materials, equipment, and contractor requirements; monitor project progress and modify work plans as necessary.
Ensure compliance with applicable building codes, safety standards, EPA regulations, and manufacturer requirements.
Maintain accurate labor, material, equipment, asset, and maintenance records. utilizing the department's computerized maintenance management system (CMMS).
Project and Contractor Management:
The Supervisor serves as the primary departmental representative for HVAC-related contractor activities and is responsible for coordinating work involving consultants, service providers, testing and balancing firms, controls contractors, commissioning agents, and construction contractors.
SAFETY:
Required Qualifications
Graduation from high school or vocational/technical school.
Four years of technical HVAC training and journey-level experience in commercial or institutional HVAC systems; OR an equivalent combination of education and experience.
Demonstrated supervisory or lead-worker experience within the HVAC or mechanical trades.
Thorough knowledge of commercial HVAC, refrigeration, and mechanical building systems.
Knowledge of Building Automation Systems (BAS), HVAC controls, and energy management systems.
Knowledge of applicable mechanical, electrical, refrigeration, and environmental codes and regulations.
EPA Section 608 Universal Refrigerant Certification.
Demonstrated knowledge of HVAC troubleshooting, preventive maintenance, and equipment diagnostics.
Ability to:
plan, assign, supervise, and evaluate work.
prepare estimates for labor, materials, and equipment.
interpret blueprints, mechanical drawings, wiring diagrams, specifications, and control sequences.
Demonstrated analytical and problem-solving skills.
Strong organizational and project management skills.
Excellent oral, written, and interpersonal communication skills.
Proficiency using computerized maintenance management systems (CMMS) and Microsoft Office applications.
Ability to work independently and collaboratively.

Valid driver's license.
