Building Engineer Lead ES2

Position Summary

The Building Engineer Lead ES2 is responsible for a wide range of custodial, maintenance, and supervisory tasks, ensuring the facility is well-maintained, clean, and safe. This includes performing duties related to building systems maintenance, inventory management, supervising janitorial staff, and handling larger-scale projects. The Building Engineer Lead ES2 also plays a key role in managing building operations, ensuring compliance with safety and health codes, and supporting facility events. This position requires knowledge of HVAC systems, minor repairs, custodial operations, and leadership skills to manage tasks and coordinate efforts with staff, external contractors, and other departments.

Essential Functions:

General Custodial Duties:

• Responsible for duties outlined in the Building Engineer Lead ES and Building Engineer job descriptions, including regular cleaning of assigned areas, maintaining restrooms, floors, windows, and other facility spaces.
• Perform minor repairs on plumbing, electrical, and carpentry systems as needed.

HVAC and Building Systems Maintenance:

• Perform preventative maintenance on HVAC systems, ensuring proper function and compliance with safety codes.
• Operate and maintain computerized frequency drive systems to optimize building performance.

Repairs and Building Systems:

• Perform repairs on various building systems, including minor electrical, plumbing, and carpentry work.
• Respond to work orders related to repairs and maintenance tasks within the building.

Supervision and Training:

• Train janitors and other custodial staff in the essential functions of their roles, ensuring they understand cleaning techniques, safety procedures, and equipment operation.
• Fill in for the Head Custodian in their absence, including overseeing custodial activities and ensuring operations run smoothly.

Grounds Maintenance:

• Clean and pick up trash around the athletic fields and facilities, including bleachers, bathrooms, concessions, and garbage barrels.
• Perform snow removal duties, maintaining safe parking lots, sidewalks, and nature trails during winter months.
• Maintain lawn care and grounds, including grass cutting, trimming, and equipment maintenance throughout the year.

Inventory Management:

• Order, maintain, and manage inventory of janitorial supplies, ensuring the "first in / first out" system is used for stock.
• Order supplies during the Head Custodian''s absence and ensure proper coverage of custodial duties for building events.

Event Coordination and Coverage:

• Plan, organize, and prepare for large-scale summer projects, coordinating with the principal, teachers, Head Custodian, Custodial Supervisor, and Maintenance Supervisor.
• Structure the summer cleaning schedule around building activities and requirements.
• Coordinate building reservations and activities with external groups, ensuring custodial coverage for events outside of normal working hours.
• Approve or deny all Recreation Department events in the building, ensuring custodial support as needed.

Building Security and Compliance:

• Maintain building security by monitoring and checking exterior doors daily after students have entered the building.
• Ensure that all fire codes and safety standards are consistently met and in compliance.

Work Order Management:

• Complete or assign monthly preventative maintenance tasks (PMs) and manage any requested work orders.
• Enter work orders for repairs that cannot be completed at the building level and follow through on their completion.

Customer Service and Communication:

• Communicate effectively with the district''s contract cleaning company, ensuring high standards are maintained and addressing any concerns promptly.
• Serve as a problem solver, offering excellent customer service to staff, students, and building users.
• Effectively communicate with teaching staff, administration, and students.

Floater and District-Wide Support:

• Fill in as a "floater" in other buildings throughout the district when called upon.

Other Responsibilities:

1. Participate in team processes for continuous improvement.

2. The employee shall remain free of any alcohol or illegal substance in the workplace in compliance with Policy 4122.01 - Drug-free Workplace throughout his/her employment in the district.

3. All other duties as assigned (5%)

Physical Requirements:

1. Strength & Endurance

Lifting & Carrying: Frequently lift and carry objects up to 50 pounds; occasionally heavier with assistance.

Pushing & Pulling: Move heavy carts, furniture, and cleaning equipment.

Shoveling & Spreading: Snow removal requires repetitive lifting and shoveling motions.

Endurance: Extended periods of standing, walking, and performing physical tasks.

2. Mobility & Flexibility

Standing & Walking: Prolonged periods of standing and moving throughout the building.

Bending, Stooping, Kneeling: Regularly required for cleaning, repairs, and maintenance.

Climbing: Use of ladders to clean windows, replace lights, or access building systems.

Crawling & Confined Spaces: Necessary for HVAC maintenance, plumbing repairs, and accessing building infrastructure.

3. Manual Dexterity & Coordination

Handling Tools & Equipment: Ability to grip, grasp, and operate hand tools, power tools, and custodial equipment.

Repetitive Hand Movements: Required for mopping, scrubbing, sweeping, and using small hand tools.

Precision Work: Minor repairs on electrical, plumbing, and carpentry systems require controlled movements.

4. Environmental Tolerance

Exposure to Chemicals & Dust: Regular contact with cleaning products, disinfectants, and building materials.

Extreme Weather Conditions: Grounds maintenance, snow removal, and outdoor tasks in varying temperatures.

Noisy Environments: Working near loud equipment like vacuum cleaners, lawnmowers, and HVAC systems.

5. Visual & Auditory Requirements

Reading & Identifying Work Orders: Ability to read printed and digital instructions.

Visual Inspection: Identifying maintenance issues, checking equipment, and ensuring cleanliness.

Hearing & Communication: Responding to verbal instructions, alarms, and staff requests.
