A well-established commercial real estate company is seeking a Building Engineer to maintain and operate building systems across a portfolio of office properties. The ideal candidate is a self-motivated, service-oriented professional with extensive experience in HVAC, plumbing, electrical, and mechanical systems. Working collaboratively, the successful candidate will drive efficiency by performing routine maintenance, responding to tenant service requests, and ensuring code compliance while upholding safety standards and fostering strong tenant relationships.

Type of Position: Temporary
Pay: $28-34/hr

Responsibilities: 
  • Responsible for building electrical, plumbing, HVAC, and mechanical maintenance of company building portfolio (all current buildings are located in West Houston).
  • Responsible for building maintenance stock and inventory, daily operation of building automated systems and assuring that building(s) are city/code compliant.
  • Weekly on-call duties via emergency phone service and contracted monitoring stations for both burglary and fire systems.
  • Obtaining quotes and supervision of contracted services by outside vendors, including company-coordinated build-outs.
  • Provide leadership and guidance for company engineers
  • Respond to building house-calls in a timely manner through work orders. 
  • Keep up good tenant relations in all office buildings.
  • Communicate between day porters and security guards.
  • Develop and implement budget line items for R&M accounts, including monitoring utility consumptions.
  • Respond to temperature complaints, Light Bulbs replacement, Resetting breakers, equipment, Restroom repairs, Ceiling tile replacement; Operate mechanical equipment (i.e. chillers, pumps, cooling towers, EMS computer, fire alarm system, etc.), Miscellaneous (i.e. painting, repairs doors and locks, etc.), 
  • General Maintenance includes painting and sweeping of mechanical and equipment rooms, maintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areas, maintaining order in tool room and workshop, recording electrical and water meter readings.  
  • Perform or oversee vendor maintenance and repairs to the mechanical, plumbing, fire, life safety, and control systems. Keep facility and building systems up to applicable standards as assigned.
  • Oversee compliance with all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety.
  • Work within broad guidelines and policies.

Requirements:
  • 10+ years of experience preferred
  • Familiarity with roof top units (RTUs) required 
  • Building automation system knowledge required
  • Previous experience in commercial property management required
  • Drive to all buildings on a recurring basis – all buildings located in West Houston.
  • Familiarity centrifugal chillers/chill water systems preferred
  • HVAC pneumatic controls experience preferred

  • Strong initiative, honest, and customer service oriented
  • Computer Programs/Software Used:
    • Various BAS/Security/Camera software used for remote scheduling, viewing, and operations 
    • MS365 Outlook, SharePoint, OneDrive, Word, Excel 
    • Adobe
