    Description

    A well-established multi-tenant office building is seeking an experienced Building Engineer to oversee the operation, maintenance, and repair of all building systems. This is a hands-on leadership role for someone who understands the complexities of maintaining an older, fully occupied commercial property, and the building has maintained 100% occupancy for approximately 30 years with a team known for exceptionally long tenure. The Building Engineer is responsible for managing day-to-day building operations, leading preventive maintenance efforts, coordinating contractors and vendors, and ensuring the property operates safely, efficiently, and reliably.

    Salary + Additional Benefits:

    Location: Houston, TX
    Type of Position: Direct Hire

    Responsibilities:
    • Oversee the daily operation, maintenance, and repair of all building systems.
    • Manage and lead a team of two Maintenance Technicians.
    • Develop, schedule, and manage comprehensive preventive maintenance programs.
    • Troubleshoot and coordinate repairs involving HVAC, electrical, plumbing, chillers, water, sewer, and other building systems.
    • Manage outside contractors, service providers, and vendors, including obtaining bids and overseeing work to completion.
    • Evaluate building maintenance needs and prioritize repairs and capital improvements.
    • Assist with developing and managing maintenance and operating budgets.
    • Review vendor proposals and bids to ensure quality work at competitive costs.
    • Respond to building emergencies and system failures, including occasional after-hours situations.
    • Maintain compliance with applicable safety, building, and operating standards.
    • Work closely with the Building Manager to ensure the property remains safe, efficient, and well maintained.
    • Identify potential issues before they become larger and more costly problems.
    • Maintain accurate maintenance records, service schedules, and documentation.

    Requirements:
    • Significant experience in commercial building engineering, facilities, or property maintenance
    • Strong knowledge of commercial HVAC, electrical, plumbing, chillers, and general building systems
    • Experience managing preventive maintenance programs and outside contractors
    • Demonstrated ability to troubleshoot complex building systems and solve problems independently
    • Experience obtaining bids, evaluating vendors, and working within maintenance budgets
    • Previous General Contractor (GC) experience is a plus
    • Experience overseeing office buildouts, renovations, or tenant improvement projects is highly preferred
    • Leadership experience and the ability to effectively manage maintenance personnel
    • Strong communication and organizational skills
    • Ability to respond to occasional after-hours building emergencies
