CornerStone Professional Placement is seeking a Building Engineer for a Class A commercial office client in the Downtown Dallas area. This role is responsible for maintaining the safe, efficient, and reliable operation of base building systems, performing preventative maintenance, troubleshooting building systems, and responding to tenant service requests.

This is an opportunity for candidates with experience in HVAC, electrical, plumbing, lighting, building automation systems, preventative maintenance, and equipment troubleshooting seeking a stable, long-term opportunity in an active, hands-on environment.
Responsibilities

  • Respond promptly and professionally to tenant service requests and troubleshoot HVAC, plumbing, electrical, lighting, and other building-related issues.

  • Perform preventative maintenance and corrective repairs on base building mechanical, electrical, plumbing, and life safety systems.

  • Monitor building performance through the Building Automation System (BAS) and make operational adjustments to maintain occupant comfort and energy efficiency.

  • Perform routine inspections of tenant floors, common areas, mechanical rooms, rooftops, and equipment spaces to identify deficiencies.

  • Operate and maintain air handling units, VAV systems, fan coil units, exhaust and ventilation systems, domestic water systems, electrical distribution equipment, lighting systems, and fire and life safety systems.

  • Coordinate with property management, vendors, and contractors regarding tenant concerns, scheduled maintenance, repairs, building events, and tenant improvement projects.

  • Complete assigned work orders while maintaining accurate documentation of labor, materials, and completed work.

  • Support seasonal equipment changeovers, scheduled shutdowns, and after-hours emergency response as required.

  • Maintain clean, organized mechanical rooms, shops, and equipment spaces and follow company safety policies and OSHA requirements.
Qualifications

  • Minimum of 3 years of experience as a Building Engineer, Operating Engineer, or Maintenance Engineer in a commercial office environment.

  • Experience responding to tenant service requests in a Class A or High Rise office building required.

  • Strong working knowledge of HVAC, electrical, plumbing, lighting, and building automation systems.

  • Experience using computerized maintenance management systems (CMMS) and Microsoft Office applications.

  • Ability to diagnose and repair building equipment with minimal supervision.

  • Ability to read mechanical, electrical, plumbing, and architectural drawings.

  • Strong customer service and communication skills.

  • Ability to prioritize multiple service requests in a fast-paced environment.

  • EPA Universal CFC Certification, HVAC, electrical, or mechanical certifications, OSHA 10 or OSHA 30, or Stationary Engineer License preferred.
