Our team of real estate professionals, with an entrepreneurial spirit and deep roots, works together to create success for our clients. We are seeking a Building Engineer II to join our Atlanta team. The ideal candidate will ensure our owners and tenants are provided with the highest level of client service. Responsibilities - Assist with the inspection of all building systems, including fire/life safety, plumbing, HVAC, and electrical issues; must remain current with the latest HVAC technology trends.
- Respond quickly to emergencies, including fire, evacuation, equipment failure, and customer concerns.
- Communicate effectively and frequently with the Property Manager and Tenant Services Coordinator on all significant operational and engineering-related issues.
- Conduct daily tours of the premises to identify any building problems and inspect all mechanical equipment.
- Work closely with contractors and vendors to ensure work is performed according to property guidelines.
- Effective written and verbal communication skills.
- Computer literacy for record-keeping and work order systems.
- Ability to troubleshoot and repair electrical, plumbing, HVAC, door hardware, and basic construction principles.
- Ability to read, understand, and utilize wiring diagrams, schematics, drawings, and blueprints.
- Ability to understand systems and perform operations in a commercial office or industrial building.
- Ability to work with little or no supervision in a team environment.
- Proficient in the use of hand and small power tools.
- Ability and willingness to work safely in all weather conditions.
- Ability to perform on-call duties as required.
- Ability to display a professional image and attitude.
- Handle other duties as assigned.
Requirements - Minimum of two years of experience in commercial building maintenance.
- High School diploma or GED equivalent.
- Ability to multitask, interact with tenants and vendors, and excellent understanding of building systems.
- Strong customer service, communication, and interpersonal skills are required.
- Valid driver's license required.
- Physical requirements include stooping, standing, walking, climbing stairs, ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
