BUILDING ENGINEER

Employment Type: Contract / Temp Hire 
Schedule: Full-Time, primarily Monday through Friday, 7:00 a.m. to 3:30 p.m.
Locations: Laguna Hills and Orange, California

Position Summary
Our client is seeking an experienced Building Engineer to support the operation and maintenance of commercial properties located in Laguna Hills and Orange. This is a long-term contract assignment with the possibility of conversion to direct employment in the future.

The Building Engineer will perform preventive maintenance, complete daily property inspections, troubleshoot building systems, and respond to routine maintenance needs. The primary technical focus will be commercial HVAC troubleshooting, along with boiler operations, light plumbing, basic electrical troubleshooting, general building repairs, and vendor oversight.

Major repairs and equipment replacements are handled by outside vendors. This position is responsible for identifying problems, completing appropriate minor repairs, coordinating outside service when necessary, and helping ensure tenants receive timely support.

Essential Duties and Responsibilities
  • Conduct daily building walkthroughs and inspections, including rooftops, mechanical areas, common areas, and tenant spaces.
  • Perform preventive maintenance on building equipment and systems.
  • Troubleshoot commercial HVAC systems and determine why equipment or individual units are not operating properly.
  • Reset HVAC systems and controls when appropriate.
  • Calibrate thermostats and inspect dampers, VAV components, valves, and related equipment.
  • Replace hot-water valves and complete other minor HVAC repairs within the individual's training and experience.
  • Monitor and troubleshoot commercial boiler operations.
  • Perform light plumbing duties, including clearing minor clogs, troubleshooting faucets, replacing batteries or minor components, and completing small irrigation repairs.
  • Perform basic electrical troubleshooting, including replacing lamps, investigating flickering lights, checking tripped breakers, and resetting equipment when appropriate.
  • Complete minor repairs to doors, locks, door closers, fixtures, signs, and other building components.
  • Respond promptly to tenant maintenance concerns.
  • Determine whether an issue can be resolved internally or requires an outside contractor.
  • Coordinate, meet, and supervise outside HVAC, plumbing, electrical, and other service vendors.
  • Monitor vendor work and communicate progress or concerns to the Property Manager.
  • Assist with oversight of daytime janitorial and porter services by identifying areas requiring attention.
  • Maintain clear communication with property management, tenants, vendors, and other onsite personnel.
  • Travel between the Laguna Hills and Orange properties based on operational needs.
  • Assist with special projects, planned weekend repairs, and building emergencies when required.
Minimum Qualifications
  • At least 10 years of commercial HVAC experience.
  • Strong experience troubleshooting commercial HVAC systems.
  • EPA Universal certification.
  • Formal HVAC education, technical training, or equivalent practical experience.
  • Experience with commercial boiler operations.
  • Experience performing light plumbing and general building repairs.
  • Working knowledge of basic electrical troubleshooting.
  • Ability to identify maintenance problems and determine the appropriate corrective action.
  • Experience coordinating and supervising outside service vendors.
  • Strong verbal and written communication skills.
  • Professional and service-oriented approach when interacting with tenants.
  • Ability to work independently and manage priorities across multiple properties.
  • Flexibility to work at either the Laguna Hills or Orange location.
  • Flexibility to occasionally adjust the regular schedule for projects, repairs, or emergencies.
Travel Requirements
The Building Engineer may begin the workday at either the Laguna Hills or Orange property and may travel between properties during the workday. Business mileage between assigned work locations will be reimbursed in accordance with company policy.

A valid driver's license, reliable transportation, and acceptable automobile insurance is required.

Physical Requirements
The position requires regular walking, standing, bending, reaching, climbing stairs, accessing mechanical areas, and performing hands-on building maintenance. Specific lifting, ladder, rooftop-access, and other physical requirements.
