The Role
The Assistant Manager is the backbone of community operations. You'll handle collections and delinquency, step in for the Community Manager when needed, support leasing efforts, and make sure residents have a positive experience from move-in to move-out. You keep the trains running — and you keep them running well.
What You'll Own
Financial Performance
Monitor and manage delinquency, targeting 0–1.5% of total billed income monthly
Bill NSF and late fees accurately and on time
File collection agency claims for skips and evictions; manage third-party collections after 30 days post-move-out
Meet budgeted income expectations each month
Operations & Compliance
Complete deposit accountings within 3 business days of vacancy, with zero errors
Distribute 3-Day Notices by the 5th of each month; file evictions or establish Hold-Off Agreements by the 12th
Send Small Balance Notices by the 7th; document all activity in delinquency notes
Notify residents of NSF payments within 24 hours
Complete Month End Close Out using the checklist by the 25th of each month
Maintain accurate, complete resident files and Yardi documentation throughout
Leasing & Resident Relations
Show, lease, and move in prospective residents
Update unit availability daily
Prepare and deliver all legal notices in compliance with state law and company standards
Resolve resident concerns and escalate when appropriate
What You Bring
2+ years of residential property management experience (required)
Strong collections background
Yardi experience (strongly preferred)
Solid understanding of Fair Housing, security deposit law, and basic accounting
Bilingual in Spanish and English
Proficient in Microsoft Office
High school diploma or equivalent required; college degree a plus
Ability to lift 25 lbs. as needed
