Job DetailsBAS/BMS Estimator – Data Center Projects
Location: Remote – U.S. (east coast preferred)
Employment Type: Full-Time
Position Overview: We are seeking a BAS/BMS Estimator to support the continued growth of our data center and mission-critical project portfolio. This position will be responsible for developing accurate, competitive estimates for Building Automation Systems (BAS), Building Management Systems (BMS), HVAC controls, and related mission-critical control systems.
The Estimator will work closely with engineering, project management, operations, vendors, and subcontractors to review project requirements, perform takeoffs, develop system pricing, and support proposals from early design through final bid.
This is a fully remote position and an excellent opportunity for an estimator with a strong background in BAS, HVAC controls, DDC, or mission-critical controls who enjoys working on complex, large-scale projects.
Key Responsibilities
Prepare detailed estimates for BAS/BMS and HVAC controls systems on data center and mission-critical projects
Review mechanical drawings, controls drawings, specifications, sequences of operation, points lists, and control diagrams
Perform detailed material and labor takeoffs for controls projects
Estimate DDC controllers, sensors, actuators, control panels, field devices, networking, programming, graphics, commissioning, and installation labor
Develop project budgets, bid pricing, labor estimates, and material costs
Review RFQs, RFPs, bid packages, scopes of work, and Division 23 controls specifications
Solicit and evaluate vendor, equipment, and subcontractor pricing
Identify scope gaps, exclusions, design conflicts, risks, and potential cost impacts
Evaluate BAS integration requirements and third-party equipment interfaces
Assist with value engineering and alternative controls solutions
Coordinate with engineering and project teams to validate system architecture and project scope
Support bid reviews, proposal development, clarifications, and project handoffs
Review drawings throughout various stages of design, including conceptual, design development, IFC, and construction documents
Maintain accurate estimating documentation and historical project cost information
Qualifications
Experience estimating BAS/BMS, HVAC controls, DDC, or building automation projects
Strong understanding of commercial HVAC and mechanical systems
Data center, hyperscale, colocation, or other mission-critical project experience strongly preferred
Ability to read and interpret mechanical plans, controls drawings, specifications, sequences of operation, and technical documentation
Experience performing controls takeoffs and developing detailed project estimates
Familiarity with controllers, sensors, actuators, VFDs, control panels, networks, and field-level devices
Understanding of BACnet, Modbus, and other common building automation communication protocols
Familiarity with RFQs, RFPs, bid packages, change orders, vendor pricing, and subcontractor scopes
Ability to identify integration requirements between BAS/BMS and mechanical equipment
Strong attention to detail with the ability to manage multiple estimates simultaneously
Comfortable working independently in a remote environment
Experience with Bluebeam, Excel, Accubid, Trimble, PlanSwift, Procore, or similar estimating/construction platforms is a plus
