We are seeking an Associate Project Manager to join our corporate office located in Jacksonville, FL. This is a hybrid opportunity with 3 days in the office and 2 days working remotely after the training period. The Associate Project Manager is responsible for managing an assigned group of properties and related construction projects, coordinating closely with the Tenant Coordinator and other internal and external stakeholders to advance projects from planning through closeout. The role exists to provide direct day-to-day project management support on both new development and existing asset work while operating under the guidance of the Vice President or Director of Construction. Responsibilities include project coordination, schedule and budget tracking, document management, field observation, issue resolution, and support of tenant and landlord construction activities.

    What You'll Be Doing:

    Property Support / Project Support / Documentation Control

    Maintain project/property and deal documentation (lease abstracts, contracts, change orders, meeting minutes)Run operations construction deals with a quiver of propertiesManage submittals and track approvalsTrack RFIs and coordinate responses

    Construction Coordination / Field Support

    Conduct site visits to monitor progress and identify issuesCoordinate communication between CM/SPM, contractors, stakeholdersMaintain/assist project schedules and follow-ups

    Financial Tracking / Pay Applications

    Track expenses and support budget monitoringReview/process contractor pay applications for accuracy and compliance

    Learning, Development, and Mentorship

    Develop skills in construction management (lease abstracting, prototype specs, coordination)Work closely with CM/SPM to gain hands-on experience

    Closeout Assistance

    Compile/track punch list items to completionAssemble closeout package (warranties, as-builts, lien waivers)

    Are You Qualified?

    Required

    Bachelor's degree or equivalent relevant construction/project coordination experienceStrong organizational and communication skillsProficient in Microsoft Excel, Word, Outlook, and PowerPointIntermediate in project scheduling and tracking toolsIntermediate in construction document control, submittal logs, RFI tracking, meeting minutes, pay application review, budget tracking, punch list tracking, closeout documentation, and contract/change order administrationWorking knowledge of construction drawings, specifications, lease abstracting, prototype specifications, and project coordination for both new development and existing asset projects

    Preferred

    Degree in Construction Management, Engineering, Architecture, or related fieldApplicable, hands-on, construction experience, with a practical understanding of construction processes and how projects progress from beginning to end
