About the Role:
As a CBRE | T&T Associate Construction Project Manager you will be responsible for monitoring individual, multi-disciplined construction projects for clients, with direct accountability for project delivery and with the oversight of a Sr. Project Manager. This includes managing all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, design, construction, occupancy and closeout. Individual projects will typically be valued at under $200,000.
This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.
What You'll Do:
Manage the implementation of and monitor adherence to project administrative practices and policies.
Demonstrate capability to read, understand and apply standard documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
Identify project delivery resources from pre-qualified lists; Conduct simple request for proposals; Complete bid analysis with management support. Recommend resources to clients.
Create and manage project work orders in proprietary CMMS system.
Prepare Project Status Reports and recommend the release of construction funds.
Support Project Managers in project delivery as required.
Troubleshoot and resolve internal and external customer inquiries concerning performance reports and project tracking system data. Audit, solicit, and report on key performance indicators.
Oversee team close-out procedures.
Prepare complex and special client reports as required.
Apply general knowledge of standard principles and techniques/procedures to accomplish assigned tasks and solve routine problems.
Have a broad knowledge of own job discipline and some knowledge of several job disciplines within the function.
Lead by example and model behaviors that are consistent with CBRE RISE values. May convince to reach an agreement.
Impact the quality of own work and the work of others on the team.
Work primarily within standardized procedures and practices to achieve objectives and meet deadlines.
Explain complex information to others in straightforward situations.
What You'll Need:
Bachelor's Degree preferred with 2-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
Understanding of existing procedures and standards to solve slightly complex problems.
Ability to analyze possible solutions using experience to apply appropriate judgment and precedents.
In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. Experience with Smartsheet and CMMS platforms is preferred.
Strong organizational skills with an inquisitive mindset.
Advanced math skills. Ability to calculate complicated figures such as percentages, fractions, and other financial-related calculations.
Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for this position is $70,000.00 annually and the maximum salary for this position is $85,000.00 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
