    Job Description

    We are seeking an Associate on our Regional FP&A team for the North America Office portfolio, reporting to the Manager, Finance. This role will be responsible for delivering comprehensive financial forecasts, analyses, and strategic insights to support corporate planning, investment evaluation, and operational decision-making across a diverse portfolio. The ideal candidate will have strong analytical acumen, attention to detail, and the ability to collaborate cross-functionally while communicating complex financial data in a clear and actionable manner.

    Role & Responsibilities:

    • Contribute to the preparation of annual budgets, discounted cash flows and valuation projections for corporate business plan

    • Support the monthly and quarterly IFRS financial statement forecasting

    • Prepare quarterly leasing forecast, which includes updates of actual leasing activity, forecasted leasing assumptions, and early tenant expirations

    • Prepare financial analysis, market analysis and board presentations for management review

    • Work closely with the accounting team during monthly close cycles to ensure accuracy

    • Coordinate with asset management, lease administration, corporate services, marketing, and investor relations to gather inputs and support forecasting and reporting processes

    • Perform ad-hoc projects and financial analysis for management as needed

    • Convey analytical insights and outcomes through clear, structured narratives

    • Analyze cash flow projection reports for existing properties

    • Support the advancement of strategic business objectives across a diversified portfolio of investments at varying stages of development

    Your Qualifications:

    • Bachelor’s degree in Finance, Accounting, Economics, or related field; MBA or CPA preferred

    • 2-4 years experience in accounting, ideally in the real estate industry

    • Accrual and/or financial statement experience required

    • Argus experience a plus

    • Familiarity with Yardi preferred

    • Ability to effectively use AI tools to enhance financial analysis, reporting, and operational efficiency

    • Ability to work in a fact-paced environment, juggling multiple deadlines

    • Self-motivated and proactive, both with respect to managing workload and own professional development

    • Ability to handle large volume of work; good organizational skills and ability to prioritize work

    • Advanced proficiency in Microsoft Office tools, especially Excel

    • Ability to quickly learn new analytic and reporting systems

    • Excellent interpersonal, analytical, and problem-solving ability

    • Strong written and verbal communication skills

    Compensation & Benefits:

    Salary Type: Exempt

    Pay Frequency: Bi-weekly

    Annual Base Salary Range: $100,000 - $115,000

    Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan

    Dental Coverage: Yes, under Brookfield Medical Plan

    Vision Coverage: Yes, under Brookfield Medical Plan

    Retirement: 401(k)

    Insurance: Employer-paid life & short/long term disability
