This position is ideal for someone who already has a solid foundation in residential property management and is looking for an opportunity to expand their knowledge, take on greater responsibility, and work toward becoming a Property Manager.Our goal is to develop the right candidate into a Property Manager within approximately two years, based on demonstrated performance, knowledge, judgment, and readiness for the role.Position OverviewThe Assistant Property Manager works closely with Property Managers to support the day-to-day management of a residential property portfolio. This is a hands-on position requiring strong communication, organization, follow-through, problem-solving skills, and the ability to manage multiple priorities.While the position includes administrative responsibilities, we are looking for someone who can do more than process tasks. The successful candidate will be expected to understand the reason behind the work, recognize when an issue requires attention, communicate effectively with owners and tenants, and develop the judgment necessary to eventually manage a portfolio independently.Key ResponsibilitiesCoordinate and follow up on tenant maintenance requests and work orders from initial request through completionCommunicate with tenants, property owners, vendors, and Property Managers regarding maintenance and property-related mattersTroubleshoot routine maintenance issues and determine appropriate next stepsCoordinate vendors, obtain estimates, monitor scheduled work, and confirm completionCommunicate repair recommendations, estimates, and necessary approvals to property ownersMonitor outstanding work orders and proactively follow up on unresolved or delayed itemsAssist with property inspections, vacant property checks, move-ins, move-outs, and property turnoversAssist with preparing properties for marketing and new tenant occupancyReview invoices and supporting documentation for accuracy and proper authorizationAssist with owner account matters, outstanding balances, aged payables, and owner statement reviewMaintain accurate property records and documentation within the property management systemCommunicate promptly and professionally with tenants and owners, including acknowledgment and follow-up when an issue cannot be resolved immediatelyIdentify potential problems and bring appropriate issues to the Property Manager's attentionLearn applicable landlord-tenant requirements, company policies, lease requirements, and property management proceduresAssume increasing responsibility as knowledge and experience develop in preparation for advancement to a Property Manager positionQualifications2+ years of residential property management, leasing, or closely related experience preferredPrior experience coordinating residential maintenance and working with vendors strongly preferredFamiliarity with property management software; AppFolio experience is a plusStrong written and verbal communication skillsExcellent organizational skills with the ability to manage multiple open items and deadlinesStrong attention to detail and consistent follow-throughAbility to read and respond to communications thoroughly and accuratelyComfortable communicating directly with property owners, tenants, vendors, and other professionalsAbility to exercise good judgment and determine when an issue should be handled independently or escalatedStrong problem-solving skills and willingness to research or pursue solutions rather than simply passing along problemsProfessional, dependable, responsive, and able to work collaboratively as part of a teamInterest in developing a long-term career in residential property managementValid driver's license and reliable personal transportation required, as the position involves regular travel to managed properties for inspections, property visits, move-ins, move-outs, and other property-related responsibilitiesVirginia real estate salesperson license preferred but not required at the time of hire. Candidates who are not currently licensed must be willing and able to obtain a Virginia real estate license as they progress toward advancement into a Property Manager positionCareer DevelopmentThis position is intended to provide a path toward becoming a Property Manager. The Assistant Property Manager will receive increasing exposure to the full property management process, including owner relations, tenant relations, maintenance oversight, property condition, financial matters, lease administration, compliance, and portfolio management.As the employee demonstrates proficiency and sound judgment, responsibilities will gradually increase with the expectation that a successful candidate may be ready to advance into a Property Manager position in approximately two years.Advancement is based on performance and demonstrated readiness and is not automatic based solely on length of employment.
