    OVERVIEW

An established affordable housing organization in Chicago is hiring two Assistant Property Managers for a scattered-site portfolio of 318 LIHTC and Section 8 townhome units across three Chicago neighborhoods. You'd join a team of one Property Manager and two Assistant Property Managers — this organization promotes from within, and the current APMs were promoted into their roles. This is your opportunity for growth!

    WHAT YOU'LL DO

    • Own the resident recertification process — annual and interim recerts, home inspections, and follow-ups
    • Run the leasing process: screen applicants, show units, prepare leases, process move-ins, and keep enough qualified applicants in the pipeline
    • Work with the Property Manager on HUD subsidy processing, including monthly TRACS transmissions and fixing errors
    • Prepare and follow up on special claims for vacant units
    • Keep tenant files, rent rolls, inspections, and recertification paperwork compliant with funder and regulatory requirements
    • Process unit transfers and lease additions for current residents
    • Handle move-outs — inspections, damage documentation, and coordinating with maintenance on unit turns
    • Flag non-payment, damage, complaints, and other issues to the Property Manager
    • Sit on the Tenant Appeals Committee when needed
