Position Summary

The Assistant Maintenance Supervisor serves as a key leader within the maintenance team, partnering with the Maintenance Supervisor to ensure the community is maintained to the highest standards of safety, quality, curb appeal, and resident satisfaction.

This position assists in overseeing daily maintenance operations, supports and mentors maintenance team members, ensures timely completion of work orders and make-readies, and helps maintain operational excellence while delivering outstanding resident experiences.

The Assistant Maintenance Supervisor leads through servanthood, accountability, and a commitment to the Arete Res culture and values.


Essential Responsibilities

Leadership & Team Development

  • Assist the Maintenance Supervisor in leading, training, coaching, and developing the maintenance team.
  • Model and promote the Arete Res culture and values through daily interactions.
  • Provide direction and support to Maintenance Technicians and Make Ready Technicians.
  • Serve as acting Maintenance Supervisor in their absence.
  • Foster a positive, collaborative, and safety-focused work environment.
  • Participate in interviewing, onboarding, and training new maintenance team members.

Maintenance Operations

  • Assist in managing and prioritizing daily service requests to ensure exceptional resident experiences.
  • Ensure 100% of resident maintenance work orders are completed within 24–48 hours, excluding parts delays or circumstances outside of the team's control.
  • Monitor open work orders daily and partner with the Maintenance Supervisor to ensure timely completion and communication with residents.
  • Perform and oversee maintenance repairs including plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and general maintenance.
  • Ensure all service requests are completed accurately, professionally, and in accordance with company standards.
  • Assist in scheduling and monitoring preventative maintenance programs.
  • Support emergency response efforts and participate in the property's on-call rotation.

Make Ready & Asset Preservation

  • Assist in managing the apartment turn process to ensure vacant units are ready for occupancy according to company standards.
  • Conduct quality inspections of completed make-ready units.
  • Ensure vacant apartments and common areas consistently meet Arete Res presentation standards.
  • Help maintain curb appeal and grounds quality.
  • Identify and recommend capital improvement opportunities.

Compliance & Risk Management

  • Ensure compliance with all company policies, OSHA standards, Fair Housing regulations, EPA guidelines, and local/state laws.
  • Maintain proper safety procedures and conduct routine safety inspections.
  • Assist with property inspections and follow-up on deficiencies.
  • Ensure all equipment, tools, and supplies are properly maintained and stored.
  • Promote a culture of workplace safety.

Vendor & Inventory Management

  • Assist in managing maintenance inventory and supply levels.
  • Support vendor scheduling and monitor vendor performance.
  • Ensure all purchases follow company purchasing policies and approved purchase order procedures.
  • Help control maintenance expenses while maintaining quality standards.

Resident Experience

  • Deliver exceptional customer service to residents, team members, and vendors.
  • Communicate professionally and courteously with residents regarding maintenance requests and repairs.
  • Follow through on resident concerns to ensure complete resolution.
  • Promote resident satisfaction through timely service and proactive communication.

Qualifications

Required

  • High School Diploma or equivalent.
  • Minimum of 3 years of apartment maintenance experience.
  • Minimum of 1 year of supervisory or leadership experience preferred.
  • Strong working knowledge of:
    • HVAC systems
    • Plumbing
    • Electrical systems
    • Appliance repair
    • Carpentry
    • Drywall and painting
  • Valid driver's license and reliable transportation.
  • Ability to participate in rotating on-call schedule and respond to emergencies.

Preferred Certifications

  • EPA Universal Certification (Required within designated timeframe if not currently held)
  • HVAC Certification
  • CPO (Certified Pool Operator)
  • CAMT (Certified Apartment Maintenance Technician)
  • Additional industry certifications are preferred.

Physical Requirements

  • Frequently lift and carry up to 75 pounds.
  • Regularly stand, walk, bend, kneel, climb stairs, crouch, and reach.
  • Ability to work indoors and outdoors in various weather conditions.
  • Ability to use ladders and maintenance equipment safely.
  • Must be able to respond to emergency situations after hours.
