    TEAM MEMBER REQUIREMENTS:

    • Team Member should have intimate knowledge of surrounding area including but not limited to: restaurants, retail, arts, cultural activities, etc.

    RESPONSIBILITIES:

    • Function as an ambassador of the AKA culture and AKA brand standards to all team members, residents and vendor relationships and encourage all team members to do the same.
    • Ensure effective communication, maintain a professional and harmonious working relationship between all departments within the property, throughout the AKA brand, other Korman Communities brands and the corporate office leadership team.
    • Comply with the AKA team member responsibility and code of conduct as set forth in the AKA team member employment handbook.
    • Ensure timely completion of all assigned responsibilities.
    • Ensure all maintenance team members are in compliance at all times with the image requirements and are well presented.
    • Perform daily walks of all areas of responsibility throughout the property especially all maintenance services performed in the residences, lobby and common areas and back of house to ensure a functional work area and brand standards of safety, spotless cleanliness, consistency, standardization and meticulous attention to detail are implemented and experienced by both residents and team members.
    • Respond and follow-up on all resident and team member concerns, maintenance responsibilities and resident service requests in an accurate and timely manner. Accommodate special requests whenever possible.
    • Train new hire maintenance team members.
    • Ensuring that effective preventive maintenance schedules are followed.
    • Maintains building climate by installing, repairing, and servicing heating, ventilating, and air-conditioning equipment.

    • Maintenance Coverage after hours- schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours
    • Other duties as assigned.

    MINIMUM REQUIREMENTS:

    • High school degree or equivalent
    • Any and all professional certifications and licenses’ required by city, state and/or federal law
    • Reading, writing and oral proficiency in the English language
    • Minimum of five (5) years of prior experience in a role of similar responsibilities
    • Ability to be flexible with work schedule including nights, weekends and holidays and be “on call”
    • HVAC Certifications, State Electrical board Certification (if applicable)
    • General Maintenance Skills; plumbing, electric, carpentry
    • Knowledge of boilers, pumps, valves and hydraulic systems, generators, motorized systems
    • Knowledge of refrigeration and air conditioning systems (water-cooled and direct expansion), hydronics.
    • Knowledge of blue prints and wiring diagrams

    PHYSICAL REQUIREMENTS:

    • Ability to lift 50 lbs. of weight and push or pull 75 lbs. of weight if needed
    • Physically capable of standing and walking 90% of the work day
    • Sits, stands, bends, stretches, lifts items and moves intermittently during working hours
