    Abacus is looking to hire an Assistant Maintenance Manager in Linden, NJ.

    Position Summary

    The Assistant Manager, Maintenance is responsible for supporting the maintenance operations of multiple warehouse facilities by ensuring buildings, equipment, and systems are operating safely and efficiently. This role will oversee preventative maintenance activities, coordinate vendor services, respond to facility maintenance needs, and assist in maintaining a safe and well-maintained work environment for employees and tenants.

    Key Responsibilities

    • Perform routine inspections to identify maintenance needs, operational deficiencies, and safety hazards throughout warehouse facilities

    • Conduct preventative maintenance and repairs on warehouse equipment, overhead doors, lighting, and building systems

    • Coordinate and manage third-party contractors for services including HVAC repair, paving, concrete work, roofing, snow removal, and landscaping

    • Obtain and review vendor quotations and assist in selecting qualified service providers

    • Identify and report major repair requirements, capital improvement needs, and safety concerns to management

    • Respond to and address maintenance requests and issues raised by third-party tenants

    • Maintain accurate facility records, including surveys, repairs, improvements, alterations, and maintenance documentation

    • Ensure compliance with company safety standards and applicable regulations

    • Support overall facility operations and assist with special projects as needed

    Required Skills & Qualifications

    • Working knowledge of mechanical, electrical, and plumbing systems

    • Knowledge of commercial construction and general facility maintenance practices

    • Ability to safely operate hand tools and maintenance equipment

    • Strong problem-solving and organizational skills

    • Ability to work independently and manage multiple priorities

    • Physical ability to lift, carry, stand, walk, bend, and move heavy objects as required

    Preferred Qualifications

    • Previous experience in warehouse, industrial, or commercial property maintenance

    • Familiarity with warehouse equipment such as forklifts and conveyor systems

    • Experience coordinating vendors and contractors
