Industrial Real Estate Asset Manager

Our client is a fast-growing industrial real estate owner and operator backed by sophisticated institutional capital. The business acquires and manages warehouse, logistics, and distribution assets across high-growth markets, leveraging an entrepreneurial approach to asset management, leasing strategy, and capital investment to drive performance and deliver attractive risk-adjusted returns.

The Asset Manager will be responsible for executing business plans and driving performance across an institutional-quality industrial real estate portfolio. Working closely with senior leadership, property management teams, and capital partners, this individual will focus on maximizing asset value, optimizing operations, and supporting the overall investment strategy.

Key Responsibilities

  • Execute business plans and asset strategies across an industrial real estate portfolio.
  • Monitor asset performance through analysis of financial statements, operating reports, budgets, and key performance metrics.
  • Identify and implement opportunities to enhance property value through revenue growth, lease optimization, expense management, and operational improvements.
  • Partner with property management, leasing teams, and third-party service providers to drive execution of asset-level objectives and business plans.
  • Lead annual operating and capital budgeting processes and provide regular forecasting and performance updates.
  • Prepare and present asset performance reports, investment plans, and recommendations to senior leadership, lenders, and capital partners.
  • Support acquisition, financing, refinancing, and disposition activities, including due diligence, underwriting review, and transition planning.
  • Conduct property inspections, market research, and portfolio analysis to identify risks, opportunities, and strategic initiatives.

The Successful Applicant

  • Bachelor's degree in Real Estate, Finance, Business, Accounting, or a related field.
  • 5+ years of commercial real estate asset management experience.
  • Strong financial analysis and modeling capabilities.
  • Advanced proficiency in Microsoft Excel; ARGUS experience preferred.
  • Strong communication and presentation skills with the ability to interact effectively with internal and external stakeholders.
  • Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
  • Working knowledge of commercial real estate fundamentals, including leasing, property operations, valuation, and investment performance metrics.
