    The Asset Management Coordinator <\/span>is responsible for<\/span> coordinating the day-to-day maintenance, upkeep, preservation, and service activities associated with Allied Fabricators LLC's facilities, property, grounds, offices, restrooms, <\/span>common areas<\/span>, and other physical assets. <\/span><\/span><\/span>

    This position serves as a key coordination point between the Asset & Infrastructure area, internal departments, maintenance personnel, contractors, and service providers to ensure that <\/span>c<\/span>ompany property and facilities <\/span>remain<\/span> safe, functional, clean, well-maintained, and aligned with company standards.<\/span><\/span><\/span>

    The role is also responsible for <\/span>identifying<\/span> and reporting wear, tear, deterioration, damage, deficiencies, and maintenance needs across company property and ensuring that corrective actions are properly tracked through completion.<\/span><\/span><\/span>

    Facilities & Maintenance Coordination<\/span><\/span><\/span><\/b>

    <\/span><\/span><\/p><\/div>

    • Coordinate day-to-day facility maintenance, repairs, and service needs for buildings, offices, restrooms, <\/span>common areas<\/span>, and company property.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Receive, prioritize, and track maintenance requests and work orders through completion.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Coordinate preventive and corrective maintenance activities with internal maintenance personnel and external service providers.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Monitor outstanding facility issues and escalate significant or recurring concerns <\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    P<\/span>roperty Inspection & Condition Monitoring<\/span><\/span><\/span><\/b>

    • Conduct routine inspections of buildings, property, and facility assets to <\/span>identify<\/span> damage, deterioration, maintenance needs, and potential safety concerns.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div><\/div>

    • Document <\/span>identified<\/span> deficiencies and <\/span>initiate<\/span> <\/span>appropriate maintenance<\/span> or service requests.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Track corrective actions and verify completion of repairs and services.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Maintain inspection and facility condition records to support ongoing maintenance planning.<\/span><\/span><\/span>

    Grounds, Landscaping & Exterior Areas<\/span><\/span><\/span><\/b>

    <\/span><\/span><\/p><\/div>

    • Coordinate the upkeep of landscaping, parking areas, sidewalks, fencing, signage, exterior lighting, drainage areas, and other exterior property.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Monitor grounds and exterior conditions and coordinate required maintenance or corrective action.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Coordinate landscaping, pest control, exterior cleaning, and other contracted property services.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Help ensure exterior areas remain safe, clean, functional, and professionally <\/span>maintained<\/span>.<\/span><\/span><\/span>

    Restrooms, Offices & Common Areas<\/span><\/span><\/span><\/b>

    • Monitor the condition, cleanliness, functionality, and appearance of offices, restrooms, conference rooms, break areas, and common spaces.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Coordinate repairs, cleaning, replenishment, and other facility services as needed.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Monitor facility and janitorial supply levels and coordinate replenishment.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Support office moves, workspace changes, furniture installation, and facility setups.<\/span><\/span><\/span>

    Procurement of Office & Facility Materials<\/span><\/span><\/span><\/b>

    <\/span><\/span><\/p><\/div>

    • Coordinate <\/span>purchasing of<\/span> facility supplies, maintenance materials, janitorial products, fixtures, and other Asset & Infrastructure needs.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Obtain quotes, prepare purchase requests, track orders, and <\/span>assist<\/span> with resolving purchasing or delivery discrepancies.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Maintain <\/span>appropriate inventory<\/span> levels for commonly used facility supplies and materials.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div><\/div>

    • Maintain organized purchasing, warranty, and service documentation.<\/span><\/span><\/span>

    Vendor & Contractor Coordination<\/span><\/span><\/span><\/b>

    • Coordinate scheduling, site access, and work requirements for facility vendors, contractors, and service providers.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Monitor service completion and contractor performance and communicate concerns as <\/span>appropriate<\/span>.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Maintain vendor quotes, service records, warranties, invoices, and related documentation.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Assist<\/span> with <\/span>identifying<\/span> and coordinating new service providers when needed.<\/span><\/span><\/span>

    Asset & Infrastructure Support<\/span><\/span><\/span><\/b>

    <\/span><\/span><\/p><\/div>

    • Maintain <\/span>accurate<\/span> records for assigned facility assets, equipment, furniture, fixtures, warranties, and service histories.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Assist<\/span> with asset identification, tagging, tracking, transfers, and disposition.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Support facility improvement and infrastructure projects through scheduling, procurement, vendor coordination, and documentation.<\/span><\/span><\/span>

    <\/span><\/span><\/span><\/li><\/ul><\/div>

    • Prepare basic reports on work orders, facility conditions, asset status, maintenance activities, and related expenditures.<\/span><\/span><\/span><\/span><\/span><\/span>

    Requirements<\/h3>Qualifications:<\/span><\/span><\/span><\/b>

    <\/span><\/span><\/p><\/div>Experience: 2-4 years of experience in facilities coordination, property management, maintenance coordination, operations, procurement, asset management, or a related field.<\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Experience coordinating contractors, vendors, maintenance personnel, or service providers. <\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Experience with purchasing, work orders, maintenance records, or facility inspections is preferred.<\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Valid driver's license may be required depending on company operational needs.<\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Education<\/span>: High<\/span> school diploma or equivalent required. Associate or <\/span>Bachelor's<\/span> degree in Facilities Management, Business Administration, Operations, Asset Management, Engineering, Construction Management, or <\/span>a related<\/span> field is preferred.<\/span><\/span><\/span>

    <\/span><\/span><\/p><\/div>Basic knowledge of building and facility maintenance. <\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Understanding of<\/span> preventive and corrective maintenance principles. <\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Ability to <\/span>identify<\/span> common facility deficiencies and signs of wear and deterioration. <\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Basic understanding of plumbing, electrical, HVAC, lighting, flooring, doors, fixtures, landscaping, and general building systems. <\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Knowledge of purchasing and <\/span>vendor-management<\/span> processes. <\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Proficiency<\/span> with Microsoft Office, particularly Excel, Outlook, and Word.<\/span><\/span><\/span>

    <\/span><\/li><\/ul><\/div>Ability to use maintenance, work order, inventory, procurement, or <\/span>asset-management<\/span> systems. <\/span><\/span><\/span>
