Responsibilities:

 

Are you a dynamic leader who thrives on building high-performing teams? As an Area Manager, you’ll oversee a modest portfolio of affordable communities, working closely with Community Managers, Compliance Managers, and Maintenance Managers to ensure our properties operate smoothly and meet the needs of eligible residents. You’ll be a coach, mentor, and motivator, guiding your team to success while fostering a culture of inclusivity and growth.

Whether collaborating with staff, asset managers, regulatory agencies, your leadership will be key to achieving our goals and providing quality affordable housing.

 

ESSENTIAL JOB FUNCTIONS:

  • Oversee a modest portfolio of properties by directing Community Managers toward meeting financial targets, operational and compliance standards; conduct frequent property visits.
  • Direct, challenge, and motivate Community Managers to run high-performing properties, helping Related provide affordable housing to eligible applicants and residents.
  • Ensure Community Managers set and adhere to annual property budgets, providing support and guidance as needed.
  • Develop and implement SMART action plans to drive revenue growth and minimize controllable expenses, ensuring properties meet or exceed budget targets.
  • Create and implement leasing and marketing plans in collaboration with the Marketing team to ensure an adequate waitlist and occupancy is maximized; develop resident retention program to increase resident satisfaction.
  • Hire, train, and develop team members to maximize performance and foster career growth.
  • Cultivate an inclusive, diverse, and growth-oriented culture across the portfolio.
  • Implement talent management best practices, focusing on internal development and strengthening the talent pipeline.
  • Maintain consistent communication across the portfolio to align with business objectives and ensure team engagement.
  • Participate in preparing site budgets. Review monthly income statements and prepare monthly variance analysis reports (financial overviews).
  • Ensure properties meet RAM’s maintenance standards, with attention to curb appeal, safety and preventative maintenance. Supervise maintenance operations processes and standards and recommend capital improvements to maximize asset value.
  • Collaborate with property support teams (e.g., Compliance, HR, Services, Facilities) to address concerns and advance portfolio performance.
  • Support the Regional Compliance team in responding to government and regulatory agency requests.
  • Participate in property audits and liaise with agencies to ensure compliance with all standards.
  • Ensure that all applicants and resident complaints are handled expeditiously, diplomatically and professionally.
  • Perform other duties as assigned by management.

COMPENSATION:

  • $110,000 - $120,000 / year
  • Annual Performance Bonus
  • This position is Exempt, meaning ineligible for overtime pay

 

  • This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

     

    Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications:

 

  • 5+ years of property management experience.
  • Understanding of Financial Operating Statements and Budgets
  • High proficiency with Microsoft Office suite.
  • Experience with property management software. RealPage OneSite experience preferred.
  • Bachelor’s degree preferred.
  • Strong working knowledge of LIHTC and project-based section 8 (HUD) affordable housing compliance programs. Affordable industry certification such as CPO, CPM, SHCM, TCM preferred.
  • Prior experience supervising site staff.
  • Previous experience with acquisitions/major rehabs/renovations preferred.
  • Ability to travel within the portfolio and respond to off-hour emergencies as needed.
  • Strong leadership skills. Willingness to hold team accountable and foster collaboration across departments.
