    We’re seeking a seasoned Property Manager to lead operations at our 596 unit community in Kansas City, Northland Passage Apartments. This role offers the autonomy and support to run the business like an owner, in close partnership with the Regional Manager, and Ownership team. It’s an ideal role for an entrepreneurial, self-driven leader who wants to create real value.
    What You’ll Do
    As Property Manager, you’ll provide overall leadership and strategic direction for the community, ensuring operational excellence, strong financial performance, and an exceptional resident experience.
    Leadership & Team Development
    1. Recruit, train, and lead a high-performing onsite team
    2. Drive accountability through coaching, feedback, evaluations, and structured weekly meetings
    3. Lead teams successfully through lease-ups and high-turn environments
    Operations & Capital Projects
    1. Partner with the Maintenance Supervisor to plan and execute capital projects
    2. Oversee bidding, vendor selection, contractor performance, compliance, and lien waivers
    Marketing & Leasing Strategy
    1. Develop and execute annual renewal and new-lease marketing plans
    2. Ensure websites, listings, and media outlets are accurate, engaging, and current
    3. Analyze competition, market trends, and development activity to stay ahead
    Resident Experience & Community Engagement
    1. Create a welcoming, active, and vibrant community atmosphere
    2. Lead Resident Life programming and events
    3. Share community highlights through photos, videos, blogs, and social media
    Financial & Business Performance
    1. Prepare and manage budgets, forecasts, cash flow, and variance reports
    2. Analyze data to identify cost-saving and revenue-enhancing opportunities
    3. Operate with an owner’s mindset to maximize profitability
    Risk Management & Compliance
    1. Minimize risk through routine inspections and preventative maintenance
    2. Ensure adherence to company policies, procedures, and reporting standards
    Communication & Conflict Resolution
    1. Communicate clearly and professionally in all forms
    2. Confidently de-escalate resident concerns while protecting the business
    What We’re Looking For
    Required Experience
    1. 3+ years of property management experience
    2. Minimum of 2 years managing your own property
    Core Competencies
    1. Strong leadership and people-management skills
    2. Capital project and vendor management experience
    3. High level of financial and analytical acumen
    4. Advanced computer skills (Microsoft Office and property management software)
    5. Social media savvy with the ability to track and report performance
    6. Exceptional organization, attention to detail, and follow-through

    Compensation: $80,000-95,000 annually, based on experience, plus performance-based bonuses.
