Job Title: Apartment Maintenance TechnicianJob Description

This role provides comprehensive maintenance support for residential apartment communities in Columbus. You will complete service calls, assist with apartment turns, and ensure that all building systems, equipment, and common areas remain safe, functional, and well-maintained. The position involves a broad range of tasks, including carpentry, electrical, plumbing, HVAC, appliance repair, groundskeeping, and snow removal, while maintaining accurate records of all maintenance activities.

Responsibilities
  • Respond to and complete maintenance work orders promptly and efficiently, ensuring high-quality workmanship and timely resolution of resident service requests.
  • Maintain accurate records of maintenance activities, equipment repairs, and service requests in accordance with property standards and procedures.
  • Perform routine maintenance checks to ensure equipment, including HVAC systems, appliances, lighting, and other building components, remain in good working order.
  • Conduct regular inspections of apartment units, common areas, and grounds to identify and address maintenance issues, safety hazards, and repair needs.
  • Complete and assist with apartment turns, including inspections, repairs, painting, and preparation of units for new residents.
  • Perform carpentry, plumbing, electrical, mechanical, drywall, and painting repairs as needed to maintain the property in a safe and attractive condition.
  • Maintain the curb appeal of the property by performing landscaping, groundskeeping, and snow removal duties when required.
  • Monitor and manage inventory of maintenance supplies, tools, and equipment to ensure availability for ongoing operations.
  • Conduct preventive maintenance on building systems and equipment to reduce downtime and extend equipment life.
  • Troubleshoot and resolve mechanical and building maintenance issues efficiently and safely.
  • Support lighting maintenance, including replacing bulbs, ballasts, and fixtures as needed.
  • Perform additional duties as needed to support overall property operations and resident satisfaction.
  • Participate in a rotating on-call schedule to respond to after-hours maintenance emergencies.
Essential Skills
  • At least 2 years of apartment maintenance experience.
  • Proficiency in plumbing repairs and maintenance in a residential or apartment setting.
  • Experience with electrical maintenance, including troubleshooting and basic repairs.
  • Carpentry skills for repairs, installations, and general building maintenance.
  • Hands-on experience with HVAC systems, including basic troubleshooting and maintenance.
  • Ability to perform appliance maintenance and repair in occupied and vacant units.
  • Painting skills for unit turns, touch-ups, and common area maintenance.
  • Drywall repair skills, including patching, finishing, and preparation for painting.
  • Mechanical aptitude and experience with general building maintenance.
  • Ability to perform preventive maintenance on building systems and equipment.
  • Troubleshooting skills to diagnose and resolve maintenance issues efficiently.
  • Experience maintaining and repairing lighting systems.
  • Ability to use and maintain basic hand tools safely and effectively.
  • Strong attention to detail and commitment to safety and property standards.
  • Ability to maintain accurate maintenance records and follow documented procedures.
Additional Skills & Qualifications
  • Experience working in an apartment, multifamily, or residential property environment.
  • Familiarity with building systems and components commonly found in apartment communities.
  • Ability to prioritize tasks and manage multiple work orders simultaneously.
  • Strong communication skills to interact professionally with residents, colleagues, and supervisors.
  • Capability to work independently with minimal supervision as well as collaboratively within a team.
  • Willingness to participate in a rotating on-call schedule for after-hours emergencies.
  • Physical ability to perform maintenance tasks, including lifting, climbing, and working in a variety of indoor and outdoor conditions.

Work Environment

You will work on-site at apartment buildings in Columbus, supporting multiple residential properties. The schedule follows Monday through Friday daytime hours, typically 8:00 a.m. to 5:00 p.m., with participation in a rotating on-call schedule approximately every four weeks for after-hours emergencies. The work environment includes both indoor apartment units and common areas, as well as outdoor grounds where you will perform landscaping, groundskeeping, and snow removal as needed. You will regularly use basic hand tools and a variety of maintenance equipment to perform tasks related to plumbing, electrical, HVAC, carpentry, painting, drywall, lighting, and general building maintenance. The role involves working in occupied and vacant units, mechanical rooms, and exterior spaces, requiring adherence to safety practices and appropriate work attire suitable for maintenance and fieldwork.

Pay and Benefits

The pay range for this position is $49920.00 - $49920.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
