Description

Maintenance TechnicianSeasons at Westchase | Tampa, FL (Westchase) | Full-time$23–$26 per hourPay & BenefitsThis full-time Maintenance Technician role pays $23 to $26 per hour, based on experience. Benefits include medical, dental, vision, life, and disability insurance, a 401(k) with immediate vesting, and a housing discount.About the RoleSeasons at Westchase is a 273-unit apartment community in Tampa's Westchase area. We're looking for an experienced apartment maintenance technician to keep our homes, buildings, and grounds in top shape. This is a mid-level role for a tech who can handle complex repairs without close supervision and enjoys showing newer team members the ropes. You'll report to the Service Manager and work closely with the office team to keep residents comfortable and units ready to lease.A Day on the JobYour day usually starts with the work order queue, sorted by priority. You might replace a capacitor on a condenser, fix a leaking faucet, swap out a GFCI outlet, or repair a garbage disposal, often all before lunch. In Tampa's heat, HVAC is a major part of the job, so you'll diagnose and repair AC systems on your own and keep accurate EPA refrigerant logs.Between service calls, you'll help with make-ready and unit turns. That means painting, drywall patching, trim and door repairs, and a final quality check so each apartment is move-in ready. You'll also help run the preventative maintenance program for water heaters, HVAC units, lighting, plumbing lines, and building exteriors, and you'll inspect common areas and grounds. The service team shares a rotating on-call schedule for after-hours emergencies, and Saturdays are part of the schedule.Skills That Set You Up for SuccessThe techs who do best here have about two to three years of hands-on maintenance experience, ideally in apartments or multifamily properties. They have solid skills in HVAC, plumbing, electrical, appliance repair, and carpentry. They communicate well with residents, keep organized work order records, and can juggle changing priorities without losing track of details. Experience with property management or work order software such as Yardi, Entrata, or RealPage is helpful, and a CPO (Certified Pool Operator) certification is a plus.RequirementsEPA Section 608 certification, Type II and Type III or UniversalHigh school diploma or GEDValid driver's license and reliable transportationAble to work Saturdays and take part in the on-call rotationWilling to complete a background check and drug screenAble to climb ladders, work in attics and tight spaces, work outdoors in Florida weather, and occasionally lift up to 100 lbs with helpApply TodayIf you're a maintenance pro who takes pride in quality work and great resident service, we'd like to meet you.
