The Opportunity
Gaines Investment Trust is seeking an experienced Maintenance Supervisor to lead maintenance operations for one of our San Diego-area apartment communities.
We're looking for a hands-on leader who takes pride in quality work, develops strong maintenance teams, solves problems, and maintains high standards for our properties and residents.
What You'll Do
- Lead, train, and develop the maintenance team
- Oversee service requests, preventative maintenance, and apartment turns
- Diagnose and complete HVAC, plumbing, electrical, appliance, and general repairs
- Prioritize work orders and ensure timely, high-quality completion
- Maintain pools, grounds, amenities, and common areas
- Coordinate vendors and contractors as needed
- Manage maintenance inventory, supplies, and expenses
- Maintain high standards for safety, property appearance, and resident service
- Participate in the rotational on-call schedule for maintenance emergencies
What We're Looking For
- 3+ years of multifamily maintenance experience
- Leadership or supervisory experience preferred
- HVAC Certification required
- Certified Pool Operator (CPO) Certification required
- Strong HVAC, plumbing, electrical, appliance, and general troubleshooting skills
- Proven ability to lead, train, and hold team members accountable
- Strong organization, communication, and customer service skills
- Dependable, hands-on, and able to take ownership
- Valid driver's license and reliable transportation
