    The Apartment Maintenance Supervisor oversees all maintenance operations within the apartment community, leading a team of 6-10 maintenance staff to ensure efficient repair, upkeep, and renovation projects. This role emphasizes planning, scheduling using CMMS tools, quality control, safety compliance, and vendor coordination to maintain a safe and comfortable living environment for residents. With no travel required, the supervisor manages budgets and fosters staff development, offering growth opportunities within the maintenance department.

     

    Responsibilities

    • Supervise and support a maintenance team of 6-10 members
    • Plan and schedule routine, renovation, and emergency maintenance tasks using CMMS
    • Ensure quality control of all maintenance work and inspections
    • Maintain compliance with safety standards and building codes
    • Manage inventory of tools, parts, and supplies
    • Coordinate with vendors and contractors for specialized repairs
    • Deliver excellent customer service and respond to resident maintenance requests
    • Oversee maintenance budget and control costs
    • Provide training and development opportunities for maintenance staff

     

    Preferred Qualifications

    • 5+ years of experience in apartment maintenance
    • High School Diploma or equivalent
    • Certified in HVAC Type I and Type II or Universal
    • Knowledge of HVAC systems, electrical maintenance, and plumbing
    • Familiarity with building codes and regulatory compliance
    • Strong team leadership and customer service skills
    • Effective problem-solving and time management abilities
