BMW Management is seeking an experienced Maintenance Superintendent to lead maintenance operations at Windsong Place Apartments—a Williamsville community that has been a beacon of luxury living for over 30 years. Locally owned and professionally managed since its inception, Windsong Place has built a long-standing reputation for quality, service, and pride in ownership.

This role offers more than day-to-day maintenance responsibilities—it provides the opportunity to play a direct and meaningful role in the continued success and evolution of a premier residential community located in Williamsville. The Maintenance Superintendent is a key leader on-site, ensuring the property remains a place residents are proud to call home while upholding the award-winning standards that have defined Windsong Place for decades.

Responsibilities

  • Oversee and perform daily maintenance operations with a focus on quality, safety, and efficiency
  • Deliver exceptional service by responding to resident maintenance requests promptly and professionally
  • Supervise, mentor, and support maintenance staff to ensure strong team performance
  • Manage apartment turnover from start to finish, including repairs and painting
  • Diagnose and resolve HVAC, plumbing, electrical, and general maintenance issues
  • Manage inventory, supplies, and maintenance budgets effectively
  • Utilize industry leading property management software systems for daily task tracking and workflow management
  • Maintain the overall appearance, functionality, and long-term integrity of the community
  • Perform seasonal responsibilities, including snow removal

Requirements

  • 3+ years of residential/property maintenance experience
  • Previous supervisory experience required
  • Strong working knowledge of HVAC, plumbing, electrical, and general maintenance
  • Experience completing apartment turnovers
  • Ability to effectively utilize various software platforms to maintain up-to-date records, monitor real-time labor activity,         and manage daily operational tasks
  • Strong problem-solving, organizational, and communication skills
  • Valid Driver’s License

Preferred: HVAC Certification

Compensation & Benefits

  • $30–$34/hour (based on experience)

Schedule
