PROJECT MANAGER

$110,000.00 - $130,000.00 annually

Position Summary

A national general contractor with a focus on commercial and hospitality construction is seeking an experienced Commercial Construction Project Manager to manage multiple projects from turnover through final closeout. This role oversees project scheduling, budget and cost control, subcontractor and vendor coordination, contract administration, owner billing, change orders, RFIs, submittals, permits, documentation, site coordination, and client communication. The Project Manager is responsible for profitable project execution while maintaining strong relationships with owners, subcontractors, field teams, and internal partners.

Key Responsibilities

· Lead project turnover and review construction plans, specifications, project manuals, schedules of values, allowances, exclusions, qualifications, and owner contracts.

· Create and maintain project schedules with field staff; track deadlines, project status, general conditions, open issues, and daily field reporting.

· Manage project financials, including budget codes, invoice review and coding, owner billing, percentage-of-completion review, check requests, subcontractor payouts, and required reporting.

· Complete subcontractor and vendor buyout, prepare scopes of work, maintain purchasing details, issue required notices, and manage subcontractor reconciliations.

· Manage subcontractor, vendor, and owner change orders; negotiate and review changes, maintain the Potential Change Order log in Procore, and prepare supporting documentation for approvals.

· Coordinate building permits, RFIs, submittal logs, construction document routing, bulletins, sketches, and other project documentation.

· Conduct routine jobsite inspections and maintain clear, timely communication with owners, representatives, superintendents, project teams, subcontractors, vendors, and consultants.

· Manage punch lists, subcontractor and vendor closeout, owner/landlord closeout documents and manuals, project archiving, and final sign-off.

· Supervise multiple projects and the subcontractors assigned to those projects; this position has no direct-report supervisory responsibility.

Qualifications & Experience

· Bachelor's degree and a minimum of five (5) years of related experience and/or training, or an equivalent combination of education and experience.

· Strong knowledge of commercial construction project management, contract administration, construction documentation, permitting, consultant coordination, and building systems.

· Proficiency with Procore, Microsoft Project, and Microsoft Excel.

· Working knowledge of project schedules, budgets, owner contracts, subcontractor/vendor management, change orders, RFIs, submittals, project closeout, and construction reporting.

· Strong written and verbal communication, organization, prioritization, problem-solving, and multi-project management skills.

Physical Demands & Work Environment

This role includes office work and routine visits to active construction jobsites. The employee may occasionally stand, walk, climb, balance, stoop, kneel, crouch, crawl, reach, and lift or move up to 50 pounds. Close and color vision are required. The office environment has a moderate noise level, while construction jobsites are typically loud.
