The HM Post Closing Specialist is responsible for managing post-closing activities, including warehouse unpurchased loan pipelines, loan documentation, compliance audits, investor suspense resolution, escrow holdbacks, disaster inspections, and ensuring loans are perfected for delivery to investors or insurance agencies. Work with EMB lenders, title companies, counties, and borrowers to resolve outstanding final documents and loan deficiencies.

Job Description:

The HM Post Closing Specialist is responsible for managing post-closing activities, including warehouse unpurchased loan pipelines, loan documentation, compliance audits, investor suspense resolution, escrow holdbacks, disaster inspections, and ensuring loans are perfected for delivery to investors or insurance agencies.

Responsibilities:

• Manage warehouse unpurchased loan pipelines.
• Obtain documentation to perfect loans for delivery to investors or insurance agencies.
• Clear investor or agency suspense conditions.
• Work with EMB lenders, title companies, counties, and borrowers to resolve outstanding final documents and loan deficiencies.
• Manage the escrow holdback process.
• Perform compliance and ad hoc audits.
• Order property inspections for properties located in disaster areas.
• Resolve post-closing issues.
• Review and audit required closing documents from closing agents.
• Ensure all funding conditions have been satisfied, including reviewing and auditing original and final Closing Disclosures (CDs).
• Coordinate with closing agents and brokers to obtain missing closing documents.
• Follow up on final documents.
• Release funding numbers to closing agents after reviews and audits are completed.
• Complete daily assigned loan reviews and update systems for work carried over to the next day.
• Review both paper and electronic loan files.
• Work within the Empower loan origination system.

• Analyze suspense and error trends for Operations Centers.

Preferred Qualifications:

• Experience with Government and Bond Loans.
• Experience using the Empower loan origination system.
• Familiarity with post-closing documentation and mortgage terminology.
• Ability to review both paper and electronic loan files.
• Strong organizational, analytical, and communication skills.
