Maintenance Supervisor

Salary: $26 - $30 per hr. Based on Experience
Schedule:Monday – Friday, 8:00 AM – 4:30 PM; On-call rotation for evenings, weekends, and holidays
POSITION SUMMARY:
The Maintenance Supervisor is responsible for overseeing day-to-day maintenance operations across assigned properties while supporting and guiding maintenance technicians. This role ensures work orders are completed efficiently, property standards are maintained, and maintenance tasks are performed safely and correctly.
This is a hands-on leadership role. The ideal candidate leads by example, assists with complex repairs when needed, and helps ensure the team operates effectively with minimal oversight.
ESSENTIAL FUNCTIONS
Responsibilities include, but are not limited to:
- Supervise and support maintenance technicians in daily operations
- Assign and prioritize work orders, ensuring timely and accurate completion
- Perform general maintenance and repairs including plumbing, electrical, HVAC, appliances, and fixtures
- Step in on more complex or escalated maintenance issues as needed
- Conduct routine property inspections to identify maintenance needs and safety concerns
- Oversee unit turns to meet occupancy timelines and quality standards
- Ensure cleanliness, organization, and upkeep of maintenance areas and equipment
- Coordinate with the Director on maintenance priorities and property conditions
- Assist with scheduling, including on-call rotations
- Work with vendors and contractors for specialized repairs when needed
- Perform snow removal and support seasonal maintenance operations
- Ensure all work is documented properly to maintain records and reduce liability
- Pool Maintenance required
REQUIRMENTS:
- Prior experience in residential or property maintenance required
- Previous leadership or supervisory experience preferred
- Working knowledge of HVAC systems, appliance repair, and general building maintenance
- Strong troubleshooting skills with a focus on repair over replacement
- Ability to prioritize tasks and manage multiple work orders effectively
- Strong organizational skills and attention to detail
- Ability to work independently and support team performance
- Ability to participate in an on-call rotation, including nights, weekends, and holidays
- Valid driver's license with a clean driving record required
PHYSICAL DEMANDS:
This position requires frequent standing, walking, bending, lifting, and use of tools and equipment. The Maintenance Technician must be able to lift heavy materials and perform physically demanding tasks in various environments.
WORK ENVIRONMENT
This is an onsite role supporting multiple residential properties. The position requires work in both indoor and outdoor environments and exposure to varying weather conditions, especially during seasonal maintenance.
