Job Summary and QualificationsAs Systems Technician, you will perform regularly scheduled preventive maintenance, routine repairs and modifications to electrical, mechanical, security and plumbing systems as outlined by the Facility Systems Manager and Facility Supervisor.Job Responsibilities:Works alone or with minimal supervision. Tasks are diverse and require analysis.Possesses thorough knowledge of HVAC/ Electrical systems and is competent in all aspects of the job. Perform emergency service calls to diagnose, repair and service HVAC/ Electrical systems. Will perform routine preventative maintenance and Component replacement.Operate, maintain, troubleshoot and repair HVAC and electrical systemsEvaluation and coordinate the work of subcontractors to ensure quality and Performance of contract requirements.Operation and maintenance of building management and control systems.Ability to modify and control systems components as required.Other duties as required including this and of less complexity to assist other Maintenance personnel.Perform PMs on HVAC units, ventilation systems and other miscellaneous equipment.Effectively communicate work activities to supervisors, maintenance support and Outside contractors.Maintain knowledge of current technologies affecting the HVAC and Electrical workWillingness to develop new skills as changing technology dictates.Maintain composure in stressful situations.Willingness to deal directly with customers to provide solutions during immediate SituationsResponsible for first response and assessment of mission critical building equipment or system failure. Assign vendor resources or repair as required.Responsible for first response and assessment of facility equipment and systems, shell and finishes, plumbing, electrical furniture and fixtures etc.Assign vendor resources or repair as required.Responsible to customer service requests and work orders.May work in conjunction with or assist systems technician(s).Facilitate employee relocations. Move computer component and phones, Install, repair and./or relocated modular furniture systems. Install keyboard trays, white boards, file cabinets, etc.Participate in after hour emergency response rotation on-call as needed.Perform limited carpentry and painting associated with general building maintenance.Utilize a variety of hand and portable power tools.Conduct preventative maintenance inspections and perform required; Preventative maintenance actions such as lubrication, cleaning, filter changes, etc.Replace light bulbs and ballasts.Performs mechanical/plumbing maintenance including: replacement/ adjustment of flush valves, repairing leaks, clear drains and toilets, replaces filters, belts and motors, coil repairs, trap/valve maintenance, equipment cleaning, lubrication, water treatment, and inspection.Performs inspection and minor repair work to building services equipment such as boilers, air handlers, cooling towers, booster pumps, and fire detection and suppression systems.Coordinates installation of cabling and power for office furniture set up.Maintains supply inventories. Creates and places orders to maintain inventories and obtain required supplies and materials.Performs special housekeeping including: cleaning of building service, equipment areas, cleaning gutters, roofing and exterior areas.Performs preventative maintenance assignments.Uses safe work practices and identifies and corrects unsafe facility conditionsExcellent customer service skillsJob Requirements:3- 7 years of experienceHigh school diploma or Technical trainingRecognized trade school technical training certification as an electrician and/orHVAC technicianWork in hot and cold environments.
