Supply Chain – Facilities Maintenance

Position Summary

The Maintenance Manager is responsible for leading all maintenance activities at the Lenexa Logistics Center (LNXA) to ensure safe, reliable, and cost‑effective operation of building systems, material handling equipment (MHE), and facility infrastructure. This role provides site‑level leadership for preventive maintenance programs, equipment uptime, vendor coordination and compliance, and continuous improvement initiatives.

This position reports to the Director of Facilities Maintenance while partnering closely with the Facility Director, Maintenance & Engineering Support, and Engineering.

Primary Responsibilities

    • Lead and manage preventive maintenance programs for electrical, mechanical, PIT and HVAC equipment to support safe operation and minimize unplanned downtime.
    • Provide leadership, direction, and performance management for Maintenance Supervisor and indirect leadership for hourly maintenance associates.
    • Partner with Operations leadership to plan and schedule maintenance, installations, and improvement activities in a manner that supports service levels and operational requirements.
    • Own site‑level relationships with external contractors and service providers, including landscaping, janitorial, pest control, and specialized technical services.
    • Develop RFP and SOW, gather proposals, conduct post submittal interviews, and conduct contract negotiations to secure vendor services at best possible pricing.  
    • Manage spare parts inventory, maintenance supplies, and related services to support reliability and cost control.
    • Develop and manage the site maintenance operating budget, including forecasting, variance analysis, and routine reporting to site and Supply Chain leadership.
    • Ensure accurate documentation, prioritization, and execution of maintenance work orders within the CMMS in accordance with Supply Chain standards.
    • Collaborate with the Maintenance & Engineering Support (MES) team to ensure alignment with standard processes, SOPs, and network best practices.
    • Develop and support training plans to strengthen technical capability, safety awareness, and leadership effectiveness.
    • Serve as the site point of responsibility for OSHA, EPA (including HazMat) compliance, partnering with the Health & Safety team.
    • Support site energy management, conservation, recycling, and waste‑reduction initiatives.
    • Interface with regulatory agencies, inspectors, insurance representatives, landlord representatives, and utility providers as required.

 

Qualifications

    • Education: Bachelor’s degree in engineering, facilities management, or related field preferred. Equivalent experience may be considered.
    • Experience: 7–10 years of facility or equipment maintenance experience, including 5+ years of supervisory or management experience.

Compensation & Benefits

    • Salary Range: $105,000 – $110,000
    • Bonus: Annual incentive with target of 10%, based on company performance.
