Job Summary

Maintains a clean, safe, and welcoming environment for residents, employees and visitors by supervising janitorial staff and supporting daily operations related to floor care, cleaning, and sanitation practices.

The Supervisor of Janitorial Services will inspect the work levels and effectiveness of employees under their supervision daily and teach responsible and positive work ethics by working alongside of employees as necessary. The supervisor will seek to develop and maintain excellent customer service, serve as a positive example of university citizenship, and is expected to support and contribute to department wide activities, policies, and programs.

Assign personnel to work areas or project duties. Ensure that staff receive proper orientation, training, and ongoing education. Manage materials and equipment inventory and purchasing. Analyze and resolve escalated quality and customer service issues Coordinate and lead daily team activities.

May spend a portion of time performing the work of those they supervise. Assist with management decision and activities.

Responsibilities

Supervisor, Janitorial Services

The Supervisor of Janitorial Services will hire and train full time and seasonal staff in all janitorial/custodial operations including but not limited to safety in the workplace, hazardous

chemical, body fluid cleanup, use of ladders, lifts and other equipment. Maintain chemical and equipment inventory and schedules of maintenance and replacement. Maintain control over budget expenditures Initiate work order requests as needed. Ensure completion of work orders as assigned. Work collaboratively with the Supervisor of Building Maintenance during tenant move outs, turns, and make readies. Help maintenance and facilities to maintain a positive public image by providing a safe, clean and comfortable environment conducive to a safe and well organized residential community. Ensures the daily maintenance and cleanliness of custodial equipment.

Approves employee time-cards and approves/disapproves time off requests. Assumes duties of janitor in their absence.

Promotes a positive work environment through active supervision and encouragement of employees. Performs other duties as assigned.

Minimum Qualifications

Supervisor, Janitorial Services: Requires a bachelor's (or equivalency) + 2 years of directly related work experience or a master's (or equivalency) degree.

EQUIVALENCY STATEMENT : 1 year of higher education can be substituted for 1 year of directly related work experience (Example: bachelor's degree = 4 years of directly related work experience).

Preferences

  • Strong knowledge of use and training of hazardous chemicals and products.

  • Knowledge of the use of cleaning equipment in burnishers, floor strippers, walking behind and ride on machines, extractors, vacuums and basic housekeeping tools.

  • Knowledge of cleanup and proper protection from body fluids

  • Knowledge of floor types such as cement, wood, vinyl, tile, terrazzo, and carpets, along with proper care of each floor type.

  • Knowledge of general maintenance operations.

  • Knowledge of the principles of effective supervision/management of subordinate personnel.

  • Knowledge of Safety Data Sheets/ SDS , and OSHA requirements.

  • Ability to work independently ans as part of a team.

  • Ability to work with all groups from a variety of academic, socioeconomic, cultural, and ethnic backgrounds, include those with disabilities.

  • Ability to train, coach and hold subordinate staff accountable for proper completion of job duties and expectations.

  • Ability to use all machinery listed and not listed which relates to cleaning and sanitation of responsible areas.

  • Ability to develop and maintain relationships with other staff and other departments, working collaboratively towards shared goals.

  • Ability to communicate effectively in the English language both verbally and in writing.

  • Ability to solve problems, prioritize, multi task, and delegate assignments as necessary.

  • Ability to supervise and lead with clear instructions.

  • Desire for continuous improvement and willingness to act on criticism, complaints, and customer survey results to enhance services and achieve the highest level of customer satisfaction.

  • Proficiency in the use of Microsoft Office Suite including Word, Excel, Teams, and Outlook.
