About the Role:

Provides senior technical and operational direction for the development of policies, procedures and standards for the CBRE Property management team. Oversees Property Management operations within the Dallas market. Consults with clients directly or as part of a team to provide advice on technical/capital projects, programs or strategies.

This role is based at a new 850,000 square foot flagship campus in Dallas, TX - one of the most ambitious corporate workplace projects in the country, built for a Fortune 500 financial services client. The Sr. Property Management Director will be responsible for this building from day one, setting and holding the Property management operational standard across every system and service in the facility.

This is not a background role. You will be the senior technical and operational presence on site, working directly with the client's real estate team to ensure the physical infrastructure of this campus performs at the level the building demands.

What You'll Do:

  • Provides technical and operational guidance to PM Market Leaders in assigned region or product specialty including assistance with identification of talent, succession planning and oversight.
  • Provides recommendations for tactical and strategic planning as it relates to the physical infrastructure, or those patterns of component or system failures that should be reviewed across the region.
  • Assists in acquisition underwriting and due diligence as requested or required by PM Market Leaders and/or PM Leadership.
  • Develops strategic programs to ensure compliance with life safety programs and procedures, domestic water quality control and water treatment programs to include environmental and safety compliance.
  • Consults with PM Market Leaders and local engineering leaders in the planning, budgeting and control of operating and capital expenditures.
  • Supports local, regional, or national new business development efforts as requested by PM Market Leaders and PM Leadership.
  • Develops process improvement and/or safety best practices based upon those regional experiences that are documented or learned through our risk mitigation process.
  • Ensures the delivery of accurate, timely, and complete reports.
  • Monitors, oversees and supports all safety programs, HSE in collaboration with PM Leadership.
  • Support of Company, Division and Client ESG efforts related to Property Management Operations.
  • Recommends and directs alterations, maintenance and reconditioning of properties as necessary.
  • Performs other duties as assigned.
  • Supervisory Responsibilities
  • Provides formal supervision to individual employees within single functional or operational area.
  • Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
  • Effectively recommends same for direct reports to next level management for review and approval.
  • Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
  • Prepares and delivers performance appraisal for staff.
  • Mentors and coaches team members to further develop competencies.
  • Leads by example and models behaviors that are consistent with the company's values.

What You'll Need:

  • Education and Experience
  • Master's Degree preferred; 10+ years of experience or equivalent combination of education and work experience.
  • Certificates and/or Licenses
  • Professional designations such as SMA, SMT, CFM, CHFM, CHSP, CHEP, CEM preferred.

Communication Skills:

  • Ability to comprehend, analyze, and interpret the most complex business documents.
  • Ability to respond effectively to the most sensitive issues.
  • Ability to write reports, manuals, speeches and articles using distinctive style.
  • Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.
  • Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

Financial Knowledge:

  • Requires in-depth knowledge of financial terms and principles.
  • Reviews complex financial/business analysis and reports prepared by subordinates.
  • Ability to analyze the most complex business/financial data and develop innovative solutions.
  • Develops and implements financial policies and procedures. Approves and oversees department budget.

Reasoning Ability:

  • Ability to solve advanced problems and deal with a variety of options in complex situations.
  • Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based, multi-site property management environment.
  • Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Other Skills and/or Abilities:

  • Manages the planning, organization, and controls for a major functional area, or product type.
  • May be responsible for a mix of direct and matrix reports.
  • Monitors appropriate staffing levels and reports on utilization and deployment of human resources.
  • Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
  • Leads by example and models behaviors that are consistent with the company's values.
  • Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet.
  • Ability to use work order systems as well as other platform tools specific to collection of property/portfolio/engineering data.
  • Working knowledge of asset management, property management, leasing, disposition, and construction.

  • Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results.
  • Responsible for setting project, department and/or division deadlines.
  • Errors in judgment may cause long-term impact to line of business and/or overall company.

As a Manager: provide sufficient distraction-free time for employees to complete all required HSE training and support the HSE training program implicitly; investigate and resolve (if possible) all reported unsafe conditions/acts and communicate results back to affected stakeholders; support 'stop work' authority when it is exercised in good faith; communicate any/all potential workplace hazards and workplace procedures.
