The Senior Manager, Facilities Maintenance - Construction is responsible for leading all construction-related trades (metal, construction, paint, and staff shop) with a primary focus on building a disciplined, data-driven maintenance operation. This role will shift the organization from a predominantly reactive model to a proactive, preventative maintenance program, while ensuring all reactive work is executed safely, efficiently, and cost-effectively. 

Responsibilities

Trades Operations Leadership 

  • Lead daily operations across all trades (metal, construction, paint, staff shop) 

  • Establish clear expectations, accountability, and performance standards for supervision and crews 

  • Balance workload, staffing, and priorities across the trades 

Preventative Maintenance (PM) Program Development 

  • Build, implement, and continuously improve a comprehensive preventative maintenance program – doing tasks to help manage things like an oil change for your car. I.e. Roofs, seals, high use doors, Morita patio doors. Any specialty doors. 

  • Prioritize critical assets and infrastructure 

  • Increase planned vs reactive work overtime through structured scheduling and planning 

Work Management & Archibus Optimization 

  • Own the work order lifecycle within Archibus including intake, prioritization, assignment, execution, and closeout

  • Improve data quality, consistency, and reporting 

  • Establish standard workflows, service level agreements, and reporting dashboards 

  • Partner with internal stakeholders to ensure proper use of the system – internal department  

Reactive Maintenance Execution 

  • Ensure timely, cost-effective completion of all reactive work 

  • Reduce backlog and improve response times 

  • Implement prioritization frameworks to align with business needs 

Performance Management & Metrics 

  • Establish and manage KPIs including preventative vs reactive work ratio, work order cycle time, backlog, cost per work order, and service level agreement adherence 

  • Provide regular reporting and insights to leadership 

Financial & Resource Management 

  • Manage labor, overtime, and external vendor spend 

  • Identify cost-saving opportunities through better planning and execution 

  • Support budgeting and forecasting activities - $ 2.5 million  

  • Autonomy – if they need to spend more on one trade vs another. Foreman are still accountable, but have a need to manage the execution  

Team Development 

  • Develop and coach supervisors across all trades 

  • Identify skill gaps and implement training or staffing plans 

  • Build a culture of accountability, safety, and continuous improvement 

Qualifications

  • 7-10 years experience in maintenance, facilities operations, or trade/shop management Experience managing multi-trade teams (construction, paint, metal, etc.) 
  • Proven track record implementing or improving preventative maintenance programs 

  • Strong experience with CMMS systems (Archibus preferred) 

  • Experience improving operational performance using data and KPIs 

  • Strong leadership presence with ability to drive accountability

  • Experience in studio, campus, or complex operational environments preferred

  • Lean / Six Sigma or process improvement background preferred

  • Experience working in union environments preferred

The anticipated base salary for this position is $133,900-$167,400. This role may also qualify for annual incentive and/or comprehensive benefits. The actual base salary offered will depend on a variety of factors, including without limitation, the qualifications of the individual applicant for the position, years of relevant experience, level of education attained, certifications or other professional licenses held, and if applicable, the location of the position.
