Job Summary

The Regional Asset Manager is responsible for the governance, accuracy, and continuous improvement of MEP asset data across their assigned regional portfolio within the Deutsche Bank Global Integrated Account (DB GIA). Working under the direction of the Global Asset Manager and in close collaboration with the Regional Service Delivery Manager, this role is the primary point of accountability for asset information quality within the region.

The postholder will embed asset management processes into regional engineering operations, drive adoption of CBRE's asset management tools and platforms by engineering teams and third-party vendors (T1Vs), and provide the asset data foundation that supports regional capital planning, maintenance strategy, and compliance reporting to Deutsche Bank.

Key Responsibilities

Asset Data Governance

‒ Maintain the regional MEP asset register as a verified, up-to-date single source of truth, held within the Common Data Environment (CDE) and synchronised with the CMMS platform (Maximo and successor system), GliderBIM, and SharePoint.

‒ Conduct and maintain a regional asset maturity assessment, producing a standardised scorecard by country and site tier to prioritise data remediation activity.

‒ Govern asset data quality across all regional sites, implementing quality control processes that hold T1V engineering teams accountable for data accuracy, completeness, and timeliness.

‒ Ensure asset information is held in accordance with global DB standards for naming conventions, data hierarchies, templates, and O&M documentation, as defined by the Global Asset Manager.

‒ Ensure asset information is accessible to DB and CBRE stakeholders at all times, independent of individual knowledge or local system access.

Operational Integration

‒ Embed asset data collection into regional engineering operations, working with T1V engineering leads and site teams to make asset validation, condition reporting, and work order data entry routine parts of day-to-day maintenance delivery.

‒ Drive adoption of the CBRE Asset App by field engineers across the region, supporting training, troubleshooting, and compliance monitoring.

‒ Ensure planned maintenance work orders in the CMMS platform are accurate, standardised, and a reliable source of asset performance and maintenance history data.

‒ Govern the project data handover process for the region, ensuring that major and minor project completions result in timely, complete, and correctly formatted updates to the asset register via GliderBIM and the CDE.

‒ Support and contribute to the 52 Week Look Ahead planning process with regional asset condition and maintenance strategy data.

Capital Planning Support

‒ Provide asset condition, age, and maintenance history data to support the regional Facilities Capital Planning (FCP) process, becoming a core contributor to annual capital budget submissions.

‒ Develop and maintain regional asset data insights including condition summaries, equipment age profiles, maintenance cost histories, and long-term replacement forecasts.

‒ Support engineering teams with data-driven input for short and long-term capital planning, including identification of high-risk or end-of-life critical MEP plant.

‒ Maintain regional change control and small works trackers to ensure the lifecycle integrity of asset information through minor works and moves.

Systems and Reporting

‒ Operate and maintain the regional data layer within the SAM technology stack, including the CMMS platform, Asset App, Power BI dashboards, and the Azure SQL asset database.

‒ Produce regular asset data quality reports for the Global Asset Manager and Regional RSDM, tracking adoption rates, data completeness, condition coverage, and outstanding remediation actions.

‒ Support the Global Asset Manager with SLA data management and reporting requirements as directed, ensuring regional data submissions are accurate, timely, and consistent with agreed procedures.

‒ Participate in the ongoing CMMS platform transition, supporting data migration, process redesign, and team training for the region.

‒ Contribute to the development and testing of new Power Apps, Power Automate flows, and Power BI reporting enhancements as required.

Stakeholder Engagement

‒ Act as the regional subject matter expert for asset management, providing clear and practical guidance to engineering teams, T1V leads, and project managers on data standards, processes, and tools.

‒ Build and maintain effective working relationships with T1V engineering leads, site engineers, project managers, and DB regional real estate contacts.

‒ Represent the SAM programme in regional engineering governance meetings and contribute to client-facing reporting as directed by the Regional RSDM and Global Asset Manager.

‒ Support the Global Asset Manager in preparing regional input for DB governance forums including FCP reviews and engineering risk reporting.

Supervisory Responsibilities

No direct line management responsibility. Provides functional direction and quality oversight to site-level data collection resources (such as Rob and Tino equivalents) within the region. Works collaboratively within the global SAM team structure, sharing knowledge and best practice with peer Regional Asset Managers in UKI and APAC/MEA. Models behaviours consistent with CBRE values and contributes positively to the development of the wider team.

Required Knowledge and Skills

‒ Solid working knowledge of MEP engineering asset management, including asset data governance, condition assessment, lifecycle management, and maintenance strategy principles.

‒ Experience working with CMMS platforms (Maximo or equivalent) in an FM engineering context, including planned maintenance configuration, work order management, and data quality assurance.

‒ Familiarity with CDE environments, BIM workflows, and document management systems used in the management of building asset data.

‒ Demonstrated ability to drive process adoption across engineering teams and third-party vendors, with a practical and collaborative approach to change.

‒ Experience contributing to capital planning processes in an FM or real estate context, including the use of asset data to support project prioritisation and budget submissions.

‒ Proficiency in Microsoft Office Suite. Working knowledge of Power BI for data reporting is desirable. Familiarity with Power Apps or similar low-code platforms is an advantage.

‒ Strong written and verbal communication skills, with the ability to produce clear data quality reports, asset management documentation, and client-facing summaries.

‒ Good analytical and problem-solving skills, with the ability to identify data quality issues, determine root causes, and implement practical remediation actions.

‒ Ability to work effectively in a matrix organisation, managing priorities across multiple stakeholders and sites without direct line authority over site teams.

‒ Knowledge of SLA management and reporting in an FM contractual context is advantageous.

‒ Experience in investment banking, financial services, or equivalent critical environment real estate is desirable.

‒ Some regional travel required to site visits and stakeholder meetings.

Qualifications and Education

‒ Degree qualified in an Engineering, Facilities Management, Asset Management, or related discipline, or equivalent combination of education and relevant experience.

‒ IAM Certificate in Asset Management or equivalent asset management qualification is desirable.

‒ A minimum of 5 years' relevant experience in FM engineering, asset management, or technical operations, with demonstrated experience managing asset data across multi-site portfolios.

‒ Experience with CMMS implementation, migration, or data quality improvement programmes is advantageous.

‒ Sound knowledge of Health and Safety requirements in an FM engineering context. NEBOSH or equivalent desirable.

‒ Member of a relevant professional institution such as CIBSE, IAM, IET, or IMechE, or working towards membership.

‒ Ability to comprehend, analyse, and interpret technical and business documents. Ability to produce clear written reports and asset management standards documentation.

$170K per year and the maximum salary for the position is

or $200K per year. The compensation that is offered to a successful candidate
