Kalos Residential is a hands-on multifamily operator with nearly 2,700 units across seven states — and we're growing fast. We're not a faceless REIT. We own what we manage, we hold long-term, and we take the physical condition of our communities seriously. That means we need a Service Manager who does too.
The Role
You own the asset. Work orders, unit turns, preventive maintenance, vendor oversight, and team performance — that's your world. The Community Manager handles the leasing office. You handle everything that makes the building worth living in.
This is not a desk job. You're on the ground, working alongside your team, solving problems before residents notice them and turning units before the ink dries on a new lease.
What You'll Own
- Full work order management: completed with urgency, documented, followed up within 24 hours
- Unit turns: coordinated, on schedule, move-in ready every time
- Preventive maintenance: HVAC, water heaters, roof walks, smoke detectors, seasonal prep — all documented
- Vendor management: you source them, scope them, oversee them, and verify every invoice
- Budget discipline: competitive bids, smart repair-versus-replace calls, no surprises
- Team leadership: clear expectations, direct feedback, and accountability that flows both ways
- Safety and emergency response: OSHA compliance, after-hours on-call, team trained and ready
What We're Looking For
- Maintenance experience in multifamily or a comparable setting — supervisory background is a strong plus
- Hands-on trade knowledge: HVAC, plumbing, electrical, appliances, carpentry
- Experience with 100+ unit communities and formal PM programs preferred
- Entrata or comparable work order platform experience a plus
- EPA 608, CAMT, or CPO certification preferred but not required
- Fair Housing awareness expected; OSHA compliance required
- Reliable, accountable, and wired to get things done
Practical Requirements
- Available for rotating after-hours on-call
- Flexible on weekends and schedule as operations demand
- Reliable transportation required
- Must pass background and credit check
- Ability to lift 50 lbs. and meet consistent physical demands of the role
