Trinity Residential is seeking an experienced and hands-on Service Manager to lead all maintenance operations at one of our apartment communities. This leadership role is responsible for ensuring the physical integrity of the property, supervising the maintenance team, managing service requests, and delivering an exceptional resident experience.
We are looking for a strong technical professional who takes pride in maintaining high standards, building a dependable team, and protecting the long-term value of the asset.
The Service Manager oversees all maintenance operations for the community, including preventative maintenance, service request completion, vendor coordination, safety compliance, and unit turn management. This role ensures the property remains safe, attractive, and fully operational while supporting resident satisfaction and retention.
Conduct regular property inspections to identify maintenance needs, minimize liability risks, and maintain strong curb appeal
Prioritize, assign, and monitor service requests to ensure timely completion; assist with complex repairs as needed
Lead, supervise, and train maintenance team members, including performance management and development
Implement and maintain a preventative maintenance program to extend asset life and reduce future repairs
Manage inventory, tools, equipment, and supply ordering within budget guidelines
Maintain a clean, organized, and OSHA-compliant maintenance shop
Oversee and coordinate all unit turns, ensuring work is completed on schedule and within budget
Supervise vendors and contractors during repair and renovation projects
Conduct regular safety inspections and ensure compliance with all health and safety regulations
Participate in on-call emergency rotation
Assist with interviewing, hiring, and training maintenance staff
Support the Community Manager in delivering exceptional customer service to residents and stakeholders
Perform additional duties as assigned
Education:
High school diploma or equivalent required.
Certifications:
EPA and HVAC certifications required. Additional technical certifications preferred.
Experience:
3+ years of apartment maintenance or facility management experience, with at least 1 year in a supervisory role.
Technical & Professional Skills:
Strong working knowledge of HVAC, plumbing, electrical, carpentry, appliance repair, and general maintenance
Proficiency in Microsoft Office and property management systems such as Yardi, Entrata, or RealPage
Knowledge of OSHA standards, safety practices, and local/state codes (including pool and permitting regulations when applicable)
Strong organizational and leadership skills
Ability to diagnose and resolve maintenance issues efficiently and cost-effectively
Safety & Compliance – Ensures all work meets company and regulatory safety standards.
Communication – Maintains clear and respectful communication with residents, team members, and vendors.
Organization & Planning – Effectively manages work orders, schedules, and inventory.
Technical Expertise – Demonstrates advanced knowledge of building systems and maintenance practices.
Problem Solving – Identifies issues quickly and implements practical, efficient solutions.
Must be able to lift up to 75 pounds and perform physical labor including climbing ladders, kneeling, crouching, crawling, reaching, and working at heights. Frequent walking throughout the property, including stairs and rooftops. Ability to operate maintenance tools and equipment such as drills, blowers, and pressure washers. Exposure to outdoor weather conditions and confined spaces.
This position works both indoors and outdoors in apartment homes, mechanical rooms, and exterior community areas. May be exposed to noise, dust, cleaning agents, and other materials in a fast-paced, service-driven environment with regular resident interaction.
