Summary:
Kennedy Wilson is seeking a Senior Project Manager (SPM), who will serve as a lead Owner's representative for both vertical construction and civil/infrastructure projects at Kohanaiki, a private club residential community located on Hawaii Island. This role is responsible for managing the entire project lifecycle - from early planning, pre-construction, and design coordination through permitting, construction, and closeout.
The SPM must be capable of independently leading complex projects while coordinating closely with internal leadership, consultants, contractors, utility providers, and County agencies. This is a hands-on, decision-oriented role requiring strong technical knowledge, financial discipline, and proactive risk management.

Key Responsibilities:
Pre-Construction & Project Planning
- Lead the owners project management efforts during pre-construction for both vertical and civil scopes.
- Participate in early feasibility studies, programming, scope definition, and overall project strategy.
- Coordinate constructability reviews across architectural, civil, structural, and mechanical, electrical, and plumbing disciplines.
- Support estimating, value engineering, and procurement strategy.
- Review and validate budgets, cost estimates, guaranteed maximum price proposals, and contract pricing.
- Establish and manage comprehensive project budgets and overall financial oversight.
- Assist in contractor selection and bid evaluation.
Design Management (Vertical & Civil)
- Manage design development from concept through issued-for-construction documents.
- Coordinate architectural, interior, civil, landscape, structural, and mechanical, electrical, and plumbing consultants.
- Track design decisions, revisions, and associated impacts.
- Coordinate design review committee submissions and approvals.
Permitting & Agency Coordination
- Manage permitting for vertical and civil projects.
- Coordinate with the County of Hawaii, utility providers, and third-party reviewers.
- Track permit status, inspections, and closeout requirements.
Construction Management - Owners Side
- Serve as the primary owners project manager during construction.
- Oversee and coordinate vertical, civil, utility, and infrastructure scopes.
- Participate in owner-architect-contractor meetings.
- Track and facilitate resolution of requests for information, submittals, and field observations.
Cost Control & Financial Oversight
- Review payment applications, invoices, change orders, and FWIP.
- Maintain detailed tracking of all project costs against approved budgets.
- Support draw requests and financial reporting.
Change & Schedule Management
- Evaluate scope changes for cost and schedule impacts.
- Maintain change management logs.
- Review master schedules, short-term look-ahead schedules, and actual progress to identify risks, develop solutions, and keep projects on track.
Quality Assurance, Closeout & Turnover
- Enforce project quality standards.
- Participate in inspections and punch list activities.
- Coordinate closeout documentation and warranty tracking.
- Manage operational transition and turnover plans.
Reporting
- Prepare and deliver regular progress reports to stakeholders, clients, and senior leadership.
Resource Management
- Allocate vendor, equipment, and personnel resources effectively across project phases.
- Help train and mentor junior and mid-level team members.
Qualifications:
- 5-10+ years of construction and/or development project management experience
- Experience managing vertical and civil residential projects
- Owner's-side, general contractor, or consulting project management background
- Proficiency in Procore, Smartsheet, Bluebeam, Box, Excel
- Hawaii experience preferred
