Position Description
DEFINITION

To perform diversified activities related to the maintenance of buildings, specifically concentrated on coatings, wallcoverings and sealants, and wall repairs in preparation for coatings; develop and maintain computerized files, including work orders, supplies and parts inventories as assigned.
SUPERVISION RECEIVED AND EXERCISED

  • Receives direct supervision from the Maintenance Operations Manager. Receives general direction from the Executive Director of Capital Projects and Maintenance.
  • Exercises direct supervision over painting staff.


Duties & Responsibilities (Essential Functions)
ESSENTIAL AND OTHER IMPORTANT FUNCTION STATEMENTS--Essential and other important responsibilities and duties may include, but are not limited to, the following:
Essential Functions:
  • To perform skilled work in the maintenance, painting, wallcovering, caulking, inspection and repair of buildingsand equipment.
  • Perform maintenance tasks with concentration on painting and caulking.
  • Work cooperatively with other departments to achieve and maintain a strong customerservice environment.
  • Supervise CFCC Maintenance Tech I personnel, contract personnel, and temporary personnel to complete painting projects with satisfactory production and high quality control. Lead a crew of painters.
  • Troubleshoot problems in building and equipment and effectrepairs.
  • Maintaininventories.
  • Keep complete and accurate records of repairs andequipment.
  • Perform duties as assigned to Maintenance TechnicianII.
  • Help in preparing the physical arrangement of specialactivities.
  • To use mature judgment in applying rules andregulations.
  • To assist in setting up equipment, tables, chairs, etc. for specialevents.
  • To eliminate any situation which may be hazardous to Students, Employees andVisitors.
  • To serve on College committees whenrequested.
  • Mastery of appropriate computer and smartphoneskills.
  • Perform other duties asassigned.

    Physical and Environmental Factors:
  • Lift and move heavy objects up to at least 50 lbs. with or without assistance. (Objects willat times be elevated from floor level to above theshoulder.)
  • Manipulate hand and power tools, wire cables and all types of structural tools andequipment.
  • Frequently climb ladders andstairs.
  • Perform installation and repair functions for up to eight hours aday.
  • Bend, crouch and maneuver body in tight, crampedquarters.
  • Move quickly from one campus location to another to perform maintenancetasks.
Qualifications
QUALIFICATIONS

Knowledge of:
  • Basic tools, materials and terminology used in painting, and wall repairs.
  • All types of coatings, wallcoverings, gypsum board and plaster techniques/materials and sealants.
  • Methods and practices followed in the maintenance of buildings, machines andequipment.
  • Fire and safety procedures andpractices.
  • Familiarity with MSDS of products used in the performance of thejob.
  • Safety awareness and hazardcommunication.
Ability to:
  • Perform skilled work in painting, wallcovering, wall repairs and caulking.
  • Workindependently.
  • Analyze problems and effectively correctthem.
  • Provide positive, innovative and effective customerservice.
  • Ability to read, write and comprehend standard and computer print, blueprints, schematicsand detail as-built drawings for allcrafts.
  • Communicate effectively with management, customers, vendors andstaff.
  • Exercise initiative and good judgment. Recognize and practice safety precaution in hazardous and industrialsituations.
  • Occasionally work beyond normal hours, including weekends, and in inclementweather conditions.
Maintain effective audio-visual discrimination and perception needed for:

  • operating assigned equipment and vehicles
  • handling varied tasks simultaneously
Maintain physical condition appropriate to the performance of assigned duties and responsibilities which may include the following:
  • walking, standing or sitting for extended periods of time
  • lifting, stooping, climbing, bending and carrying heavy materials up to 70 lbs
  • operating and maintaining assigned equipment
  • working outdoors and in adverse weather conditions
Maintain mental capacity which allows the capability of:

EXPERIENCE AND TRAINING GUIDELINES:
Education:
  • High School Diploma or equivalent
Experience:
  • Four years of combined journeyman level maintenance experience in two of the following areas: Painting, wall repair, sheetrock and plastering, wallcovering, caulking. Must have at least two years of experience in a given area
Training:
  • Associate's Degree preferred.
  • Supervisory experience preferred.
License or Certificate:
  • Possession of, or ability to obtain upon hire, an appropriate, valid NC driver's license.
