About the Role:

As a CBRE Senior Facilities Mechanic, you will be responsible for providing building maintenance for a facility, campus, or portfolio of small to medium sized buildings. This job is a part of the Facilities Management functional area which focuses on all aspects of the operations of a set of assets, providing support to the Property Managers regarding all repairs and investment plans.

What You'll Do:

  • Building Management System (BMS): monitor and adjust for an efficient BMS and building operation.
  • Design, manage, and improve a Preventative Maintenance Program.
  • Manage and engage vendors to perform routine/preventive maintenance including but not limited to:

o BMS

o Electrical (Distribution, UPS, generator, ATS, switchgear & batteries, etc.)

o HVAC

o Plumbing

o Fire alarm

o Fire suppression

o Generator fuel

  • Respond to and troubleshoot emergency maintenance issues and hot/cold calls from occupants.
  • Utilize work order management system to record tasks.
  • Perform routine building walks, document deficiencies, and engage vendors to correct issues.
  • Consult on Tridium BMS implementation, ensure no device or function are lost in the transition.
  • Consult on lighting control system enhancements.
  • Develop reports on building efficiency and help develop performance metrics.
  • Develop and implement test and resulting plan for critical systems and BMS alarming, set action plan.
  • General project support for building infrastructure questions/impact.
  • Understand site electrical distribution loading and recommend for expansion when required.
  • Ensure site lighting and timeclocks are operational.
  • Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
  • Lead site energy efficiency audits.
  • Develop and track KPIs related to building operations such as but not limited to response times, maintenance costs, vendor performance, operational impact, and systems/building uptime.
  • Available to respond after hours, which may require on-site response to emergencies.
  • Complies with all applicable codes, regulations, governmental agency and client directives related to building operations and work safety.
  • Ability to inspect building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and as prescribed by the client.
  • Prepares and reviews work orders. Estimates, prepares, reviews, and places orders. Follows up on time, materials, supplies, and vendors needed to complete work.
  • As needed in an emergency, when vendors are not utilized, or in extraordinary circumstances must be able to perform repairs and maintenance work on building systems.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • May take directions from others for special projects as instructed by the manager.
  • Performs other duties as assigned.
  • Must be able to travel both Domestic or International travel up to 20%.

SUPERVISORY RESPONSIBILITIES

No formal responsibilities at this time but could change in the future. May provide informal assistance such as technical guidance and/or training to co-workers. May coordinate work and assign tasks.

What You'll Need:

NICE TO HAVE EXPERIENCE (2-4 years)

  • Tridium or Trane BMS.
  • Construction Project Management.
  • Advanced Microsoft Office (Word and Excel), Microsoft Project.
  • Operational processes.
  • People management.
  • Certifications: Universal CFC certification, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.

EDUCATION and EXPERIENCE

High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.

COMMUNICATION SKILLS

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.

FINANCIAL KNOWLEDGE

Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages and averages.

REASONING ABILITY

Have the ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires advanced analytical skills.

OTHER SKILLS and ABILITIES

Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
