Reporting to the Development Controller, the Senior Development Accountant Fixed Asset Specialist will be a key member of the Development Accounting team, assisting teammates with the monthly funding procedures for development projects, monthly closing, and other project cost processes.Key Responsibilities/DutiesReasonable accommodations may be provided to enable individuals with disabilities to perform the essential functions of the job. Responsibilities include, but are not limited to:Fixed Assets & CapitalizationMaintain and reconcile the fixed asset ledger for development and construction projectsTrack project costs and ensure proper capitalization in accordance with GAAP and tax reporting requirements as applicableManage asset setup, transfers, disposals, and depreciation schedules – with a focus on automation and maximizing efficienciesCoordinate project closeouts and routine transition from work in progress (WIP) to placed-in-service assetsWork closely with external CPA firm and joint venture partners to ensure timely tax reportingSupport audits by preparing schedules and documentation related to fixed assetsLoan Draw ManagementPrepare and submit monthly loan draw requests to lenders in accordance with loan agreements, or any other process required to receive funding to pay Development invoices in a timely mannerCompile required documentation including pay applications, invoices, lien waivers, and cost summariesTrack draw approvals, funding status, and disbursementsReconcile loan balances and ensure proper recording of debt activityMaintain compliance with lender reporting requirements and deadlinesAssist with monthly, quarterly, and annual close processes related to all development related projects including CapExPrepare account reconciliations for fixed assets, CIP, and loan-related accountsAssist with inputting project budgets and budget revisionsAssist in reviewing and entering commitments (contract) and associated change ordersSupport internal and external recording requirementsQualificationsBachelor's degree in Accounting, Finance, or related field5+ years of accounting experience, ideally in real estate development or constructionFamiliarity and experience of fixed asset accounting principles and capitalization policiesProficiency in accounting systems and ExcelPreferred QualificationsExperience with Sage Intacct, Yardi, MRI, or similar real estate accounting systemsFamiliarity with construction contracts, AIA billing, and lien waiversAdvanced Excel features (Pivot Tables, Power Query)Analytical thinkingStrong attention to detail and organizational skillsStrong communication and coordination skillsProblem-solving, process improvement, ability to automate processes and minimize manual inputsHigh level of accuracy and accountabilityAbility to work collaboratively, manage multiple priorities, and meet deadlines in a fast-paced environmentPHYSICAL DEMANDSThe following physical demands are representative of those required to successfully perform the essential functions of this job.
