Position Summary

Hillside Investments is seeking an experienced ESTIMATOR to support our rapidly growing pipeline of commercial, industrial, and multifamily projects. This is not a junior estimating position. We are looking for a seasoned construction professional who can independently develop accurate budgets and estimates from concept through final construction documents while also bringing practical field and project management experience.


The ideal candidate has extensive experience estimating and managing projects including industrial buildings, warehouses, retail centers, multifamily developments, tenant improvements, and site development projects. They understand construction from the ground up and can evaluate costs whether working from full plans, conceptual information, or limited project data.


Key Responsibilities

Estimating & Preconstruction

  • Prepare detailed conceptual, schematic, and final construction estimates.
  • Develop budgets from:
    • Preliminary concepts
    • Site plans
    • Architectural and engineering drawings
    • Historical cost data
    • Square-foot and unit-cost models
  • Create estimates for:
    • Industrial buildings
    • Warehouse and distribution facilities
    • Retail centers
    • Office and commercial developments
    • Multifamily projects
    • Ground-up construction
    • Tenant improvement projects
  • Perform quantity takeoffs and unitized cost analysis.
  • Prepare conceptual site development budgets including:
    • Earthwork
    • Utilities
    • Stormwater systems
    • Roadways
    • Parking lots
    • Landscaping
    • Site lighting
  • Maintain and improve company cost databases and historical pricing records.
  • Identify value engineering opportunities and cost-saving alternatives.


Construction Operations Support

  • Review project schedules, logistics plans, and construction sequencing.
  • Assist project teams with buyout and subcontractor procurement.
  • Evaluate constructability issues and identify project risks before construction begins.
  • Support project managers and superintendents with budgeting, change orders, and cost forecasting.


Required Qualifications

Experience

  • 5+ years of commercial construction experience.
  • Minimum 5 years of estimating experience in commercial, industrial, retail, or multifamily construction.
  • Previous experience as:
    • Superintendent
    • Project Manager
    • Estimator
  • Proven experience estimating and managing ground-up construction projects.
  • Strong understanding of all major construction trades.


Technical Expertise

Must be capable of producing:

  • Conceptual estimates
  • Unitized estimates
  • Detailed quantity takeoffs
  • Cost-per-square-foot budgets
  • Design-build budgets
  • GMP estimates
  • Site development estimates

Strong knowledge of:

  • Concrete
  • Structural steel
  • Masonry
  • Wood framing
  • Pre-engineered metal buildings
  • Roofing systems
  • MEP systems
  • Site utilities
  • Earthwork and civil construction
