Job Title: Project Manager
Location: Cambridge, MA (Hybrid - but for the first 60-90 days 5 days onsite)

The Security Project Manager will lead the development of a comprehensive Security Program by translating existing foundational documents—including the Security SOP, service strategy, process taxonomy, and Client(CLIENT)/Landlord RACI—into a practical, detailed, and implementable operating model.
 
The role focuses on building an integrated program covering access control and identity governance, emergency response, alarm management/critical event monitoring, and security technology systems. The successful candidate will work across functional teams to define standards, workflows, escalation routes, and technology support models that ensure clear governance, operational readiness, and alignment across internal and external stakeholders.
 
Key Responsibilities
1. Operating Model & Program Development
Framework Design: Analyze the existing Security SOP, service strategy, taxonomy, and CLIENT/landlord RACI to design a detailed end-to-end operational framework.
Process Mapping: Create detailed process flows, standard work instructions, governance documents, and transition materials to move the program into business-as-usual (BAU) service.
Implementation & Change Management: Develop a phased roadmap (milestones, dependencies, resource needs) and support organizational readiness through training and communication planning.
2. Access Control & Identity Governance
Lifecycle Management: Define end-to-end processes for badge provisioning, role-based/privileged access, visitor management, turnstile access, and exception handling.
Compliance & Integration: Establish periodic access reviews, audit processes, and compliance controls. Manage integration points between internal identity systems, tenant systems, and landlord infrastructure.
3. Alarm Management & Critical Event Monitoring
Governance & Escalation: Collaborate with the Facilities Management Organization (FMO) to define alarm ownership, prioritization, response expectations, and escalation procedures for security, life safety, and building automation systems (BAS).
System Integration: Coordinate monitoring workflows between BAS, access control, CCTV, landlord systems, and emergency response teams.Analytics: Develop alarm analytics and KPI reporting focused on nuisance alarm reduction, response effectiveness, and system reliability.
4. Security Technology Systems & Automation
Platform Lifecycle: Partner with FMO to manage the operating model, lifecycle, ownership, and maintenance workflows for security technology platforms (CCTV, visitor management, turnstiles, alarm monitoring).
Continuous Improvement: Identify and drive automation initiatives to enhance workflow efficiency and user experience.
5. Stakeholder Governance, Risk & Performance
Multi-Party Alignment: Facilitate workshops with internal teams, FMO, landlords, and service partners to clarify decision rights, resolve ambiguities, and secure alignment.
Risk Mitigation: Conduct gap assessments to identify operational/technology risks and control weaknesses, recommending practical mitigations.
Performance Metrics: Establish a performance management framework defining KPIs, SLAs, and reporting mechanisms to measure security service responsiveness and reliability.
 
Key Deliverables
Comprehensive Security Program: Documented frameworks for access governance, emergency response, alarm management, and security technology platforms.
Operational Blueprints: End-to-end process maps, standard operating procedures, and technical workflows.
Governance Framework: Defined service interfaces and accountabilities between CLIENT, landlords, FMO, and third-party partners.
Strategic Roadmap: A completed gap assessment with prioritized recommendations and a phased implementation roadmap.
Performance Framework: Defined KPIs, SLAs, and reporting structures for operational transition.
 
Job Requirements
Required Experience & Skills
 
Domain Expertise: Proven experience as a Project/Program Manager in corporate, physical, or facilities security.
Program Design: Demonstrated success designing and implementing security operating models, process frameworks, and standard operating procedures.
Technical Knowledge: Strong understanding of access control systems, identity governance, emergency response planning, and alarm monitoring integration.
Stakeholder Management: Experience driving alignment in complex, multi-party governance environments (e.g., cross-functional internal teams, landlords, and external service providers).
Capabilities: Strong background in process mapping, risk/gap assessment, implementation planning, and analytical problem-solving.
Communication: Excellent written and verbal communication skills with high attention to detail.
Preferred Qualifications
 
Experience working within a global corporate environment or highly regulated industry.
Familiarity with enterprise security standards, business continuity, incident management practices, and BAS/security system integrations.
Relevant professional certifications in project management (e.g., PMP) or security management (e.g., CPP).
Experience in environments with shared accountability structures between an occupier, landlord, FMO, and outsourced vendors
